Prologis is looking for a Development Manager,  mostly based in Düsseldorf. This position takes responsibility for managing (re-)development activities for land and building developments including entitlement, budgeting, design management and construction of speculative/BTS industrial/warehouse facilities for ground-up projects in the Germany.

Senior Development managers must be able to demonstrate experience of managing external multi-disciplinary teams to successfully deliver projects to strict deadlines, within budget and to required quality standards.

The Senior Development Manager will be responsible for the overall coordination, implementation, execution, control and completion of multiple projects. In addition, the candidate must have the ability to get along with all levels of management and partners to ensure the success of each project from start to completion including securing the business.

You will work in close collaboration with our Capital Deployment, Investment Services and Real Estate Management teams to fully understand a broad scope of the real estate business. You will receive high quality mentoring in this role to help you grow into a logistics real estate expert. This role reports to the Director, Head of Development Management, Germany.

What’s needed in order to do that.

  • Proactively lead and coordinate entitlements and permits from early-stage due diligence through project approval.
  • Develop budgets, define risks and track costs for land, infrastructure, and building construction for speculative/BTS building (re-)developments. Projects ranging from €100,000 to €50,000,000+ in development cost.
  • Lead the development of community engagement and stakeholder strategies as part of the entitlement effort in collaboration with government affairs, corporate communications, and marketing.
  • Lead a team of external consultants and contractors to obtain the regional capital deployment goals and objectives.
  • Coordinate and monitor every facet of the development process in projects that are assigned, including:
    • Partner with the Market/investment Officer in evaluating land- and building acquisitions
    • Hire and manage design professionals, architects and consultants
    • Schedule, budget and plan development schemes
    • Lead project municipal approvals process from land acquisition through project permitting
    • Provide conceptual and pre-construction estimating for all aspects of development
    • Manage procurement/tender processes
    • Monitor construction and implement innovations during project execution phase
    • Regulate on-site inspections of progress, safety & quality
  • Respond to build-to-suit or leasing RFP’s by establishing site plans, proposed specifications, construction budgets, and schedules.
  • Build and maintain strong relationships with General contractors and subcontratcors
  • Ensure customer satisfaction and exceed customer’s expectations on each project.
  • Monitor trends in the local construction market including pricing of materials and labor.
  • Research design, construction alternatives, and value engineering opportunities that will drive innovation in Prologis’ developments without compromising functionality or life cycle costs.
  • Support Prologis Environmental Social and Governance (ESG) initiatives.

Tell us if you’re ready:

  • Bachelor’s degree in Urban Planning, Real Estate, Construction Management, Urban Planning, Architecture, or Engineering (Civil or Structural), or a related field of study.
  • Minimum of 8 years’ experience working in the field of Engineering, Architecture, Construction Management, Development or related industry.
  • Experience in industrial development, jurisdictional entitlement (zoning) and permitting processes, contract administration and basic financial principles.
  • Experience managing the development and pre-construction process for industrial, infill, data centers, mixed-use, and/or life sciences strongly desired.
  • Proven understanding of local and state regulatory requirements and municipal approval processes related to land development. Demonstrated expertise engaging key governmental stakeholders.
  • Wide project management experience from project inception through to bid management, negotiations with suppliers, controlling consultants and contractors, implementing and delivering projects for occupiers.
  • Have a pro-active, getting it done mentality and a customer centric approach, an understanding of customer needs and a focus on customer satisfaction.
  • Interested in sustainability and innovation-minded.
  • Fluent in German and excellent English written and spoken skills.
