Summary of the Position:

This individual will join as member of the Chicago Asset Management team, primarily responsible for quantitative financial modeling, asset performance analysis, developing business plans, and reporting for the Chicago office portfolio. This is a highly analytical and strategic role that requires a combination of strong financial acumen, operational thinking, and deep understanding of the investment drivers of institutionally owned office and retail properties as well as solid communication and project management skills.

Key Responsibilities:

  • Provide analytical support to assist with the asset management function of existing properties, including quarterly valuations, cash management, hold/sell analyses, and other ad hoc sensitivity analyses
  • Work with 3rd party leasing team to analyze and negotiate new leasing deals
  • Complete market research – through third-party data providers and communication with local brokers – to compile relevant lease comparable, sale comparable, competitive sets, development pipelines, and general market data
  • Prepare presentation materials and proposals with responsibility for written and graphic requirements
  • Annual budgeting and reforecasting in coordination with property management, design & construction, leasing and accounting teams
  • Execute on or establish an asset’s business plan; coordinate with investment partners and participate in meetings with internal teams as well third-party consultants, such as architects, engineers, and marketing agencies, in furtherance of the asset’s business plan
  • Managing refinancing, loan modification and disposition activities, as they arise
  • Analyze and manage tracking of various ongoing capital projects in coordination with design & construction teams and property management
  • Ensure that the firm’s properties are well positioned in this evolving market and responding proactively to the changes.

Skills & Qualifications:

  • 8+ years of experience in an analytically rigorous Real Estate role, with acquisitions and / or asset management experience in Class A office
  • Ability to demonstrate knowledge of the drivers of office property performance, including asset positioning within the market, leasing, physical improvements, marketing, working with brokers and working with property management.
  • Is a strong collaborator who can lead and motivate both internal and external team members who are not direct reports.
  • Strong creative problem-solving skills.
  • Effective written and oral communication skills.
  • Proficient in Excel, ARGUS Enterprise, and financial modeling.
  • The ability to work effectively with both peers and senior executives in a highly entrepreneurial, team-oriented environment.
