Project Manager - Projects and Development Services

Position Overview

A Project Manager in Projects and Development Services oversees the planning, execution, and delivery of real estate development and construction projects from inception through completion. This role serves as the central coordination point between clients, stakeholders, consultants, contractors, and internal teams to ensure projects are delivered on time, within budget, and to specified quality standards.

Key Responsibilities

Project Planning and Initiation The Project Manager develops comprehensive project plans including scope definition, schedule development, budget establishment, and resource allocation. They conduct feasibility assessments, establish project objectives aligned with client goals, and create detailed work breakdown structures to guide execution.

Stakeholder Management Acting as the primary client contact, the Project Manager manages expectations, facilitates decision-making, and maintains clear communication channels throughout the project lifecycle. They coordinate with architects, engineers, consultants, contractors, and regulatory authorities to ensure alignment and resolve conflicts.

Budget and Financial Management Responsibility includes preparing cost estimates, managing project budgets, tracking expenditures, processing payment applications, and implementing cost control measures. The Project Manager monitors financial performance against forecasts and identifies opportunities for value engineering.

Schedule Management They develop and maintain detailed project schedules using industry-standard tools, monitor critical path activities, identify potential delays, and implement recovery strategies. Regular schedule updates and milestone tracking ensure timely project delivery.

Quality and Risk Management The Project Manager establishes quality standards, conducts inspections, manages punch lists, and ensures compliance with specifications and building codes. They identify project risks, develop mitigation strategies, and maintain risk registers throughout the project.

Contract Administration Responsibilities include managing contract documentation, processing change orders, reviewing submittals and shop drawings, ensuring contractual compliance, and resolving disputes. They maintain comprehensive project documentation and records.

Construction Oversight For projects in construction phase, the Project Manager conducts site visits, chairs progress meetings, coordinates construction activities, manages safety compliance, and ensures adherence to design intent and specifications.

Required Qualifications

Education and Experience Bachelor's degree in Construction Management, Engineering, Architecture, Project Management, or related field. Typically requires 5-8+ years of progressive project management experience in real estate development, construction, or related industries.

Professional Credentials PMP (Project Management Professional) certification preferred. Additional relevant certifications may include CCM (Certified Construction Manager), LEED AP, or similar credentials demonstrating specialized expertise.

Technical Competencies Proficiency in project management software (MS Project, Primavera P6), construction management platforms (Procore, BIM 360), financial analysis tools, and Microsoft Office Suite. Understanding of building systems, construction methodologies, and development processes is essential.

Core Skills Strong leadership and team management abilities, excellent communication and negotiation skills, financial acumen, problem-solving capability, attention to detail, and ability to manage multiple complex projects simultaneously. Commercial awareness and client relationship management skills are critical.

Working Environment

This role typically operates in both office and construction site environments, requiring flexibility to attend site visits, client meetings, and project inspections. Travel to project locations may be required depending on portfolio geography. The position demands adaptability to fast-paced, deadline-driven situations with competing priorities.

Career Development

Project Managers in this discipline can advance to Senior Project Manager, Program Manager, or leadership roles such as Director of Project Management or Regional Development Director. The role provides exposure to diverse project types, stakeholders, and industry practices that support long-term career growth in real estate services.
