Job Description

We are seeking an Analyst or Associate to join the finance team at Brookfield Properties U.S. Office Division in New York, NY. Role & Responsibilities:

  • Conduct complex financial analyses, including discounted cash flow (DCF) models Excel and Argus

  • Establish and uphold best practice standards for Argus modeling to optimize real estate cash flow forecast / valuations

  • Provide financial modeling expertise across a variety of scenarios to support strategic decision-making

  • Facilitate training and workshops for regional teams to ensure a comprehensive understanding of Argus and Anaplan systems

  • Maintain up-to-date knowledge of industry trends, property markets affecting commercial real estate

  • Prepare quarterly valuation forecast and annual business plan

  • Perform valuation analysis and draft variances commentaries

  • Assist with economic analysis, including cash flow projections and market analysis

  • Perform detailed review/reconciliation of the valuation assumptions in the cash flow projections

  • Prepare investment / other ad-hoc memorandums for management review

  • Maintain sufficient documentation and assist with communication with auditors

Your Qualifications:

  • Bachelor’s degree in related major, accounting/finance/real estate degree preferred

  • Professional finance certification CPA/CFA a plus

  • 2 years relevant commercial real estate financial analysis / valuation experience

  • Advanced proficiency in Microsoft Excel a must

  • Advanced proficiency in cash flow modeling a must

  • Advanced proficiency in ARGUS financial software a plus

  • Strong understanding of commercial real estate a plus

  • Strong working knowledge of Yardi a plus

  • Strong working knowledge of Anaplan a plus

  • Strong understanding of financial statements and investment return analysis a plus

  • Exceptional communication skills, with the ability to convey complex information clearly and persuasively

  • Proven ability to work collaboratively with multidisciplinary teams across different regions

  • Ability to handle large volumes of work and effectively prioritize and handle multiple tasks

  • Capacity to lead, influence, and motivate teams to adopt new processes and technologies

  • Self-motivated and proactive with respect to managing workload and own professional development

Compensation & Benefits:

Salary Type: Non-exempt

Pay Frequency: Bi-weekly

Annual Base Salary Range: $95,000 - $110,000
