Job Description

Experienced energetic mentor to lead the 2 Bloor East accounting team and take on a challenge of a multipurpose complex. Develop relationships with the Property Management team, Asset Management, Corporate Accounting, and Co-owners to provide timely and accurate financial reporting for the property. The position requires the ability to plan and direct accounting activities within the complex.
 

RESPONSIBILITIES:

  • Month and quarter-end closing and reporting
    • Provide leadership and strong mentorship to other members of the property accounting team through timely review and feedback of monthly work.
    • Review lease accounting assessment memos prepared by the accounting team, to ensure any significant free rent or deferred rent is assessed and appropriately recorded into the general ledger.
    • Reviewing to ensure proper allocation of revenues and costs between different co-owners.
    • Timely and accurate preparation and communication of monthly and quarterly financial results required by Asset Management, and Corporate Accounting.
    • Working with Construction and accounting team to ensure accurate reporting of capital costs in complex.
    • Participating in the monthly property close documentation package ensuring controls are operating effectively throughout the year. Any deficiencies are communicated to the Regional Controller and dealt with in a timely and methodical manner.
    • Responsible for the monthly and quarterly reporting requirements of the co-owners, including cash distributions, financial results, HST filings and forecasts.
    • Working with the Property Management and accounting team to ensure timely and accurate communication of prebills and year end bills.
  • Financial Reporting and audits (internal and external reporting)
    - Act as primary liaison between external auditors and the accounting team.
      - Timely and accurate submission of the property common area maintenance statements and audit supporting documents.
      - Track audit progress and communicate issues or delays to the Regional Controller.
      - Offer guidance and assistance to the accounting team on audit deliverables, as necessary.
  • Budgets
    • Work with Property Management and Asset Management in preparing the annual property budget.
    • Accurate completion of Business Plan Worksheets; review of forecast and budget expenses; calculation of recovery revenue; calculation of management fee revenue / expenses.
    • Ensure cash flow reporting, including continuous forecasting is completed in a timely manner.
    • Prepare variance explanations and trend analysis to facilitate Corporate Accounting’s review of property budgets.
  • Other
    • Fulfill ad-hoc financial analysis from Asset Management and/or Corporate Accounting.
    • Ensure accounting processes are executed efficiently and effectively. Document, when required, evidence of effective review of internal control processes.
    • Provide direct reports with ongoing training opportunities, mentorship and lead the continued growth and development of each direct report.
    • Assist or take leadership role where necessary on any special projects or transactions in the year.

QUALIFICATIONS

SERVICE / PERSONAL SKILLS: 

Must be service oriented with excellent interpersonal and communication skills, both verbal and written. You must be a team player, polished, outgoing, and diplomatic with people. Excellent organizational skills, with the ability to manage multiple projects or tasks simultaneously are essential for this role. You are analytical and very detail oriented with advanced problem-solving capabilities.

EXPERIENCE & TECHINCAL SKILLS:

  • Minimum of 5 years’ experience in Property Accounting or Public Accounting or Financial Analysis is considered an asset
  • Experience in managerial / supervisory role, including presentation experience
  • Must be comfortable dealing with external auditors
  • Knowledge of lease terminology and the different types of leases
  • Advanced knowledge of Excel, MS Word, and Power Point
  • Exposure to Yardi or similar accounting software including recovery modeling, reporting, construction and forecast manager is considered an asset

EDUCATION/DESIGNATIONS/LICENSES:

  • University Degree or College Diploma in an accounting related field of study
  • A professional accounting designation such as CPA is preferred
  • Advanced Accounting and/or financial analysis knowledge
