Direct, supervise, and manage the construction, estimating, and purchasing department for Lennar on
behalf of the Multi-Family business. This role is specifically for the multi-family home construction division
within Lennar.
Your Responsibilities on the Team:
Production & Operations
Lead and oversee all aspects of construction, purchasing, and estimating for multifamily projects
nationally.
Partner with Lennar Divisions to establish initial budgets, bid on projects, and approve trade partners
procurement and selection.
Drive value engineering, cost savings, and mitigation strategies to ensure financial efficiency.
Monitor industry trends, pricing fluctuations, and market conditions impacting construction and
materials.
Oversee approvals of all cost changes, including change orders and budget modifications.
Manage project performance, reviewing budgets, schedules, and field issues with Divisions.
Lead preconstruction and estimating teams to ensure compliance with local code requirements.
Supervise the preparation of monthly construction reports for assigned regions.
Collaborate with national and operations teams to develop forward-looking business plans for
multifamily construction.
Prepare and oversee the execution of key documents required to start construction (e.g., guaranteed
maximum price contracts, loan/equity documents).
Leadership & Management
Provide direction, mentorship, and training for construction, purchasing, and estimating teams.
Establish KPIs, goals, and performance metrics; track progress and hold teams accountable.
Recruit, interview, and hire team members as needed.
Conduct performance management activities, including feedback, appraisals, and improvement
plans.
Ensure open communication, proactive issue resolution, and a culture committed to producing
quality results.
Maintain compliance with policies, standards, and upper management directives.
Organize and prioritize departmental work to meet deadlines and deliverables.
Represent Lennar professionally in interactions with Owners, Equity Partners, Debt Partners, and
other external stakeholders.
Your Toolbox
Bachelor’s degree in a related field preferred
Minimum 15 years’ experience of multifamily residential construction required.
Minimum 5 years’ experience in directing and supervising construction associates
10+ years prior related work experience in multifamily garden, wrap, mid-rise, and high-rise
construction.
A General Contractor’s Business license in your region is preferred
Advanced knowledge of construction phasing, scheduling, and project cost control
Experience with managing multiple construction teams and ensuring community execution
Ability to make well-informed decisions efficiently and precisely
Excellent follow-up, communication (written and verbal), and time management skills.
Valid Driver’s License with a good driving record.
Valid Auto Insurance Coverage.
Advanced knowledge of scheduling, budgeting, and document management.
Ability to read and interpret blueprints.
Computer literacy and proficiency in MS Office products (Word and Excel).
Excellent follow-up, communication (written and verbal), and time management skills.
Some projects or locations might require specialized job knowledge or experience.
Physical & Office / Site Presence Requirements:
This is a position that requires the incumbent to frequently walk, stand, and climb stairs
in/around apartment homes, models, and properties. Must also have the ability to operate
computer equipment, speak, hear, bend, stoop, reach, lift, and move and carry up to 25 lbs. Finger
dexterity is necessary.
