Xylem is hiring for a Vice President of Real Estate. In this role, you will play a critical role in overseeing our real estate portfolio and strategy. Reporting directly to the Senior Vice President, Chief Operations & Supply Chain Officer, you will lead a team responsible for managing all aspects of our real estate assets, including property acquisition, development, leasing, and disposition. Your strategic vision, expertise and execution will lead the company's real estate decisions to optimize our portfolio for growth, operational efficiency, financial performance and colleague satisfaction.

The Ideal Candidate:

Will have a proven track record of developing and executing successful real estate strategies that align with business objectives and drive growth, as well as possess strong leadership and management skills to lead a team, collaborate with other departments, and influence stakeholders at all levels. This person will have in-depth understanding of real estate financial analysis, budgeting, and cost management to optimize portfolio performance and can negotiate complex real estate transactions, contracts, and agreements to achieve favorable outcomes. Finally, our ideal candidate will have a collaborative mindset with the ability to work effectively across departments and build strong relationships with external partners.

Essential Duties/Principal Responsibilities:

  • Develop and execute the company's real estate strategy aligned with overall business goals.
  • Lead a team that manages property acquisitions, dispositions, leasing, and property management priorities.
  • Identify and evaluate potential real estate opportunities to support business expansion and optimization.
  • Negotiate lease agreements, property purchases, and partnerships to ensure favorable terms and conditions.
  • Oversee the development and execution of property development and renovation projects.
  • Collaborate with cross-functional teams to ensure real estate plans align with operational needs.
  • Monitor and manage real estate market trends, risks, and opportunities.
  • Manage relationships with external partners, brokers, and vendors.
  • Prepare and present real estate reports and recommendations to the executive leadership team.

Qualifications: Education, Experience, Skills, Abilities, License/Certification:

Required Qualifications:

  • Bachelor’s degree in business, Finance, or a related field.
  • Minimum of 10 years of progressive experience in real estate management, with a focus on industrial properties, manufacturing sites, and service branches and with at least 5 years in a leadership role.
  • Proven experience in strategic planning, property acquisitions, leasing, and development for a large publicly traded company.
  • Strong financial analysis skills, including proficiency in creating and evaluating real estate pro forma models.
  • Excellent leadership and team management capabilities.
  • Exceptional negotiation and contract management skills.
  • Proficiency in real estate software and tools.

Nice to Have Qualifications:

  • Master’s degree in business, Finance, or related field.
  • Professional certifications such as CCIM, CPM, or CRE.
  • Knowledge of sustainable and energy-efficient real estate practices
  • Network of industry contacts, brokers and partners

Salary range:

$150,000.00 - $300,000.00
