About the department

The Transactions & Acquisitions function is responsible for acquiring and/or disposing of real property and real assets. Working with Portfolio Management staff in private real estate, Transactions and Acquisitions staff are involved in negotiating, packaging, and structuring real estate purchases and/or sales.

About the role

As the Transactions Manager you will get the opportunity to assist in the sourcing of opportunities and the coordination and execution of transactions across the Netherlands. You will have the ability to  analyse investment opportunities in accordance with the various Funds’ investment strategy is key.

The Transactions Manager needs to have an innovative approach to creating investment opportunities for prospective clients and also needs to be able to build and maintain strong relationships with agents, property owners, lawyers and other relevant consultants.

Key Responsibilities

Approach: To adhere to, and utilise, the abrdn property investment process in sourcing and analysing deals and in the execution of transactions. To have good interaction with the wider property team (i.e. fund management, asset management, development, operations, debt and structuring, ESG, research & strategy)

Process: To work with the wider fund management team to source deals proactively. To assist in coordinating the whole transaction process, including underwriting, bids, due diligence, input to investment committee approval, complete checklists, negotiating SPA, dialogue with lawyers etc.

Reporting: To prepare input to internal transaction reporting and to keep the line manager and FM/DFM updated on the progress of on-going transactions

Compliance and Governance: To report all breaches of policy, compliance and anti-money laundering requirements on SWORD along with any material risks to the fund with regards to transaction processes. To ensure compliance with abrdn anti money laundering and TCF policies (Treating Customers Fairly).

About the candidate requirements

  • Some knowledge and experience of the Netherlands markets

  • Ability to demonstrate business success and utilising the resources necessary to obtain business results: somebody with a track record for successfully assisting in completing transactions

  • Practical experience and knowledge of the transaction process including the sourcing and analysis of investment opportunities

  • A history of working on closing deals once agreed at Heads of Terms

  • A broad range of market contacts to ensure comprehensive access to the market

  • Excellent valuation and investment skills and experience

  • A contributor to the wider Real Estate team who is prepared to take on additional responsibilities, shares knowledge at team meetings and plays an active role beyond their day to day role.
