Job Description

DESCRIPTION:

This position is responsible for managing the day-to-day functions of the facility including but not exclusive to mechanical system operation and maintenance, building envelope inspections and maintenance, elevators/escalators and electrical distribution systems.  Responding to tenant inquiries and requests and working in conjunction with Construction to support base building capital projects and tenant improvements.

RESPONSIBILITIES:

  • Liaise with Tenant Services regarding any requests for services or information and ensure issues and concerns are resolved to the tenant’s satisfaction, where possible.

  • Work in collaboration with the Construction department to develop a capital plan, review drawings, and conduct pre-construction checks, construction inspections, and post-construction inspections.

  • Conduct regular inspections, supervise and coordinate the repair and maintenance of any building mechanical, electrical, life safety and envelope systems. 

  • Work in collaboration with Security & Life Safety to ensure the access and SWP processes are adhered to, and the fire alarm panel is managed in accordance with the Fire Panel Manual.

  • Ensure preventative maintenance systems are implemented, completed and maintained on all base building equipment and systems including boilers, chillers, cooling towers, compartment fans, primary and secondary loops.

  • Organize and oversee mechanical and electrical contractors performing base building and tenant improvement work.

  • Prepare cost estimates, specifications and recommendations on operational purchases and capital expenditures.

  • Develop department policies, procedures and guidelines, maintenance programs for buildings and related systems, and maintain related records.

  • Ensure all systems are operating in an efficient and safe manner and that related safety guidelines set out in provincial Environmental Health and Safety legislation and company policies and procedures are being met.

  • Provide guidance and direction to operations staff daily, provide regular feedback, conduct performance reviews and make staffing decisions within the department.

  • Ensure proactive response to personnel problems and issues; manage coaching and counselling programs as required.

  • Take the lead on ensuring the H&S program for Suncor Energy Centre is meeting Brookfield’s National standards and requirements on an annual basis.

  • Other duties and projects as assigned.

  • Overtime and on-call hours may be required.

QUALIFICATIONS


SERVICE / PERSONAL SKILLS: 

This position requires an individual with superior customer service and interpersonal skills, complemented by the ability to effectively organize and manage staff, time and multiple priorities. The ideal candidate provides leadership and sets an example to the team by his/her positive attitude, and a friendly and professional demeanor in all dealings with coworkers, contractors, and tenants. Strong communication skills and the ability to troubleshoot and resolve a wide variety of technical problems are required.
 

EXPERIENCE & TECHNICAL SKILLS:

  • A minimum of five (5) years experience working in a similar setting in “AA” commercial real estate.

  • Experience in a multi-user setting is preferred.

  • Previous experience in a supervisory position is required.

  • Experience in managing and monitoring contract work is a must.

  • Previous project management experience is required.

  • Must be able to prepare and administer operating budgets.

  • Able to effectively meet deadlines and manage multiple priorities.

  • Strong technical knowledge in building systems and repairs.

  • Must be able to review and interpret architectural, structural, plumbing, and electrical diagrams, and plans and specifications.

  • Knowledge of local building codes is an asset.

  • Familiarity with fire alarm systems, construction scheduling and project management.

  • Computer literate including a working knowledge of Microsoft Office software (i.e., Outlook, Word, Excel, PowerPoint) and ability to learn new technical software as required.

  • Experience with the Samsung Android system is an asset.

  • High degree of familiarity with Occupational Health & Safety regulations.

EDUCATION / DESIGNATIONS / LICENSES:

  • Certified 4th Class Engineer or equivalent.

  • Possess or working toward a RPA, FMA, or SMA designation.
