Job Description:
The Engineering Project Manager is responsible for planning, negotiating and accomplishing goals dealing with zoning and permitting for RaceTrac and RaceWay convenience stores. The Project Manager plays a critical role in ensuring that all pre-construction activities are completed efficiently and effectively, setting the stage for successful project execution. Up to 60% travel required.
Responsibilities:
- Provides expert judgment and analysis for the design, development and permitting new construction for RaceTrac and RaceWay convenience stores.
- Obtains the necessary permits and communicates with local government agencies as needed.
- Resolves highly complex technical issues and conducts advanced research.
- Understands and recommends alterations to drawings and designs to improve quality and efficiency of the end result.
- Negotiates and lobbies with AHJ’s (authorities having jurisdictions) to gain approvals for RaceTrac’s commercial development.
- Work with internal and external stakeholders to identify innovative solutions to resolve delays to construction or other activities due to permitting delays.
- Builds and leads team of external consultants to ensure compliance with local, state, and federal regulations, including zoning laws, environmental regulations, and building codes.
- Act as the primary point of contact for all project stakeholders, including local authorities, community groups, and internal teams, providing regular updates and addressing any concerns.
- Develop and oversee the initial project planning phase, including defining project scope, objectives, and deliverables.
- Provides civil engineering, geotechnical, & technical design direction for site development plans and cost projections, satisfying federal, state and local municipal requirements.
- Representative of RaceTrac throughout project entitlements to planning commissions and city councils, etc. demonstrating strong expertise in regulatory processes, stakeholder engagement, and project advocacy.
- Selects and manages consultants on design/entitlement teams.
Qualifications:
- Bachelor’s degree from an accredited college or university in Civil Engineering or related field preferred
- 3 – 5 years relevant experience, previous work experience in the commercial development industry a plus
- Excellent negotiation, communication, decision-making and public presentation skills
- Previous involvement with zoning and permitting preferred
- Proficient with MS Office Suite preferred
