What this job involves:
As an Operating Engineer at JLL, you will focus on operating, maintaining, troubleshooting, and repairing facility equipment across all building systems. The role requires technical expertise in one craft area—such as Electrical, HVAC, Piping/Plumbing, or Central Utility Plant Operations—and competency in other areas to complete daily and weekly assignments. You will play a critical part in supporting JLL’s commitment to delivering superior facility management for clients with minimal downtime and optimal building performance.

What your day-to-day will look like:

  • Perform maintenance and repairs to mechanical, plumbing, structural, furniture, fire/life safety, and control systems to keep facility systems compliant and fully operational
  • Maintain responsibility for facility services, preventive maintenance, purchasing and inventory control, contracted maintenance, and general maintenance tasks
  • Execute technical maintenance activities, including cleaning, inspecting, calibrating, and changing parts to ensure HVAC and associated equipment operate at peak performance
  • Monitor maintenance work performed by outside contractors and junior staff to assure quality and safety
  • Review monthly client service request summaries to identify and resolve operational issues
  • Evaluate vendors and suppliers for quality and competitive pricing; verify delivery accuracy for count, pricing, and description
  • Record readings and make adjustments to ensure proper equipment operation; comply with policies for safe storage, usage, and disposal of hazardous materials
  • Perform periodic checks of tool and instrument inventory
  • Maintain a clean and safe workplace
  • Perform other tasks and duties as assigned

Required Qualifications:

  • High school diploma or GED equivalent, plus two years of trades schooling in electrical system design, refrigeration, or HVAC
  • Certification as Universal Technician for CFC’s (or ability to obtain within 90 days of employment)
  • Working knowledge of computer applications including Word and Excel
  • Demonstrated ability to analyze the operation of various building systems, determine cause of problems/malfunctions, and take corrective action
  • Must be available for call-in work and perform other duties as required

Preferred Qualifications:

  • Additional relevant certifications or licenses
  • Experience in multiple facility management disciplines and trades
  • Strong understanding of Central Utility Plant Operations
  • Familiarity with vendor evaluation and procurement processes

Physical Requirements and Work Conditions:

  • Ability to perform inspections, repairs, and preventive maintenance requiring frequent stair and ladder climbing
  • Capable of lifting and carrying materials and equipment as needed
  • Must be able to respond to after-hours emergencies and call-ins
