A day in the life

Globally, Prologis delivers $3B in new real estate development projects annually. As the General Contractor Sourcing Manager (GCSM), you will play a key role on the Global Procurement team, contributing significant value to projects. In this role, you will collaborate on General Contractor sourcing activities for all assigned New Development projects, utilizing data analytics to inform decisions and ensure competitive bids. You will also be responsible for leveling bids to ensure accurate comparisons between contractors, optimizing the procurement process, and supporting the overall success and cost-efficiency of our projects.

Key responsibilities include:

  • Develop a thorough understanding of capital project sourcing strategies for General Contractors (GC) to optimize Prologis’s hard cost spend in new construction.
  • Partner with New Development by leading an end-to-end, meticulous process assisting in the sourcing and award of GCs for new construction projects for the Americas (RFP production, bidding documentation, analysis of bids- leveling, and price and schedule negotiation).
  • Provide in-depth bid analytics by leveraging data insights to assess cost competitiveness, contractor performance, and market trends. This involves gathering data from multiple sources, synthesizing it into actionable insights.
  • Build opportunities for partnership and value-engineering through strategic collaboration with GCs, and subcontractors.
  • Develop and execute a fact-based negotiation strategy in collaboration with the broader Procurement team to support strategic material programs, while validating and enabling our net zero specifications
  • Analyze, develop and deliver timely cost information. Maintain sourcing database and metrics for reporting and communicating Procurement activities
  • Perform post-award cost analysis to establish key cost insights for each bid category and enable Prologis to gain deeper insight and greater clarity into its construction cost base.

Building blocks for success

Required:

  • 5+ years of experience in end-to-end sourcing of General Contractors for large-scale capital projects (purchasing, contracting, leveling, negotiating, and developing strategic relationships).
  • Excellent problem-solving and analytical skills – able to construct and execute multiple sophisticated analyses in Excel simultaneously, and present to both technical and non-technical audiences.
  • Excellent planning and project management skills; strong attention to detail, organized, deadline driven, ability to prioritize multiple projects with contending priorities.
  • Superior communication skills.
  • Ability to work independently as well as in a team environment with flexibility accommodating all US time zones. 
  • Travel as needed to meet business objectives.

Preferred:

  • Bachelor's Degree preferred or equivalent experience.
  • Candidates who have worked in the construction, engineering, or architectural sectors.
  • Proficiency in Microsoft 365 suite (Excel, Project, PowerPoint, Word, Teams) and familiarity with industry-standard software such as Tableau and Smartsheet, to create reports, manage timelines, and visualize data trends. Experience with construction procurement databases and tools to manage sourcing processes and track key metrics.

Hiring Salary Range of: $104,000 - $143,000. Salary and whole compensation package (bonus target) to be determined by the candidate’s location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
