Senior Property Tax Analyst

Summary

Reporting to the Director, of Municipal Assessments, the successful candidate will be responsible for mitigating property tax expense across Canada and function as a tax auditor within the Real Estate Department.

What you’ll do:

-          Conduct comprehensive reviews of tax recharges received from Landlords to ensure calculations comply with lease terms, legislation, and case law.

-          Correspond with Landlords, and other representatives to obtain clarification and/or commence dispute and resolution of overcharges. 

-          Review Appeal Decisions from Assessment Tribunals to ensure they accurately reflect settlements

-          Prepare tax impact analysis and pursue appeal settlement refunds from Landlord's and Municipalities

-          Gather, and prepare information to respond to RFI’s from the assessing authorities within the legislated timeframes

-          Track and keep current property information changes that may impact valuations

-          Research and compile property information to assist the Director and Tax Consultants throughout the appeal and litigation process

-          Attend property inspections with assessment and municipal authorities as required

-          Assist with verifications and payments of municipal tax billings and utilize all available municipal programs and incentives to maximize tax reductions

-          Prepare and respond to Estoppels within the required timelines

-          Collaborate closely with Real Estate, Legal, Planning and Development, Finance, Design and Construction Teams

-          Assist with capital plan tax forecasts and annual tax budgets

-          Other special projects, as assigned.

Who you are

-          Negotiation, conflict management and problem-solving skills

-          A self-starter, detail-oriented, and possess strong organizational and mathematical skills

-          In-depth working understanding of commercial law/case law as it relates to the commercial real estate industry and municipal taxation

-          Ability to decipher Assessment Valuation Records and interpret Leases

-          Ability to work well under pressure and manage a high-volume workload

-          Proficiency in Microsoft Excel & Word.  Tango Analytics system would be an asset

 

What you’ve done

-          Post-secondary education equivalent to a university degree and/or college-related diploma in real estate, or a related field.

-          A.I.M.A. Designation is preferred.

-          3-5 years’ experience working in the property tax and assessment industry
