PURPOSE AND SCOPE:

The Facilities Management Strategy Lead is responsible for defining the global facilities management strategy, operating model, and performance standards across the enterprise real estate portfolio. This role establishes the frameworks, tools, and governance required to ensure facilities are operated safely, efficiently, and consistently while delivering a high-quality workplace experience.

As a key leader within the Global Real Estate Center of Excellence (CoE), this role enables regional teams through standardized processes, vendor strategies, and technology platforms. The position drives operational excellence, cost optimization, and risk management while integrating sustainability, digital innovation, and service experience into day-to-day operations.

PRINCIPAL DUTIES AND RESPONSIBILITIES:

FM Strategy & Operating Model

  • Define and implement the global facilities management strategy aligned with business priorities, workplace strategy, and cost targets.
  • Establish standardized FM operating models by asset type (offices, clinics, labs, manufacturing).
  • Develop multi-year roadmaps to improve service quality, operational efficiency, and risk mitigation.

Global Standards, Policies & Governance

  • Develop and maintain global FM standards, policies, and procedures across all service lines (hard and soft services).
  • Define governance frameworks, including SLAs, KPIs, audit processes, and performance management.
  • Ensure consistency in service delivery while enabling regional flexibility for local requirements.

Vendor Strategy & Contract Management

  • Define global sourcing strategies and vendor frameworks for integrated facilities management (IFM) and specialty services.
  • Establish master service agreements (MSAs), preferred supplier programs, and global performance standards.
  • Lead vendor governance, including scorecards, QBRs, and continuous performance improvement.

Operational Excellence & Service Performance

  • Define best practices and operational playbooks to standardize service delivery across regions.
  • Conduct global maturity assessments, audits, and benchmarking to identify improvement opportunities.
  • Drive continuous improvement initiatives to enhance efficiency, quality, and user experience.

Maintenance & Asset Management

  • Establish global strategies for preventive, predictive, and reliability-centered maintenance.
  • Define asset lifecycle management standards, capital replacement planning, and asset hierarchies.
  • Leverage data and digital tools to improve asset performance and reduce downtime.

Technology, Data & Digital Enablement

  • Define and govern global FM technology platforms, including IWMS/CMMS, work order systems, and energy management tools.
  • Establish data standards, reporting frameworks, and performance dashboards.
  • Drive digital innovation, including predictive maintenance, smart building systems, and analytics.

Health, Safety, Risk & Business Continuity

  • Define global HSE standards, compliance frameworks, and audit programs.
  • Establish risk management protocols for critical systems and life-safety infrastructure.
  • Ensure robust business continuity and emergency response frameworks across the portfolio.

Sustainability Integration (Operations)

  • Partner with the Sustainability CoE to embed energy efficiency, water conservation, and waste reduction into FM operations.
  • Ensure operational practices support carbon reduction and ESG targets.
  • Drive adoption of sustainable operational practices across all sites.

Workplace Services & Experience

  • Define service standards for workplace operations, including soft services, amenities, and front-of-house experience.
  • Ensure FM services support hybrid work, employee productivity, and satisfaction.
  • Measure and improve service performance through user feedback, surveys, and NPS.

Financial Management & Cost Optimization

  • Establish global cost benchmarks, unit rates, and budget frameworks for FM operations.
  • Drive efficiency programs to optimize operating expenses and improve value delivery.
  • Support capital planning for maintenance, upgrades, and lifecycle investments.

Capability Building & Change Management

  • Define FM competency frameworks, role definitions, and training programs.
  • Enable regional teams through tools, playbooks, and knowledge-sharing platforms.
  • Lead change management initiatives to drive adoption of standards and new operating models.

SUPERVISION:

  • Will lead a global network of FM leaders and/or a small CoE team.

EDUCATION AND REQUIRED CREDENTIALS:

  • Bachelor’s degree in Facilities Management, Engineering, Real Estate, or related field required.
  • Master’s degree (e.g., Engineering, MBA) preferred.
  • Industry certifications (e.g., CFM, FMP, IFMA, RICS) strongly preferred.

EXPERIENCE AND SKILLS:

  • 12+ years of experience in facilities management, operations, or real estate within global, complex organizations.
  • Proven experience developing and implementing global FM strategies, operating models, and governance frameworks.
  • Strong expertise in integrated facilities management (IFM), vendor management, and contract negotiation.
  • Deep knowledge of building systems, maintenance strategies, and asset lifecycle management.
  • Experience with FM technologies (IWMS, CMMS, smart building systems, analytics platforms).
  • Demonstrated success driving operational excellence and cost optimization at scale.
  • Experience integrating sustainability into operations in partnership with ESG teams.
  • Strong financial acumen, including budgeting, cost benchmarking, and efficiency programs.
  • Excellent stakeholder management and influencing skills in a global, matrixed environment.
  • Proven ability to lead change, standardization, and transformation initiatives.
