Role Overview

The Acquisitions Coordination Manager is responsible for leading the execution of approved single-site acquisitions (SSA) from Real Estate Committee (REC) approval through successful opening.

This role serves as the primary point of accountability for coordinating cross-functional stakeholders, managing due diligence, maintaining timelines, and ensuring each acquisition is completed efficiently, confidentially, and in alignment with company standards.

This position requires a strong project-management mindset, a sense of urgency, and the ability to drive progress across multiple workstreams in a fast-paced acquisition environment.

The target salary for this role is 80,000-100,000 annually.

ESSENTIAL DUTIES:

The position includes, but is not limited to, the following essential job duties, responsibilities and requirements:

Acquisition Execution & Project Management

  • Own the end-to-end execution of approved acquisitions from post-approval through opening
  • Establish, manage, and maintain acquisition timelines, milestones, and deliverables
  • Organize and lead acquisition kick-off calls and ongoing status review calls
  • Maintain accurate project tracking and reporting in Smartsheet

Cross-Functional Coordination

  • Coordinate due diligence, reporting and execution activities with:
    • Operations
    • Licensing
    • Legal
    • Property Management
    • Environmental
    • Accounting
    • Finance
    • Development
    • Sellers and External Partners
  • Ensure all stakeholders understand expectations, deadlines, and confidentiality requirements

Environmental & Compliance Oversight

  • Partner with Environmental teams to ensure timely completion of Phase I, Phase II, and related environmental requirements
  • Maintain awareness of fuel systems, tanks, and related environmental considerations
  • Track and resolve environmental action items impacting closing or opening timelines

Operational Readiness & Integration

  • Work closely with Business Units to drive readiness activities, including:
    • Rebranding execution 
    • Transition coordination (employees, licensing & compliance)
  • Coordinate inventory wires and support closing activities

Timeline & Risk Management

  • Ensure critical dates are clearly defined, maintained, and achieved
  • Proactively identify risks, bottlenecks, or delays and drive resolution
  • Provide clear status updates and escalation as needed

JOB REQUIREMENTS:

  • Bachelor’s degree preferred or equivalent experience
  • 3–5+ years of experience in real estate, acquisitions, project management, or property management
  • Experience in supporting or managing operating-site acquisitions strongly preferred
  • Working knowledge of environmental due diligence (Phase I / Phase II)
  • Strong organizational, communication, and stakeholder-management skills
  • Proficiency with Smartsheet or similar project-management tools
  • Execution-focused with a strong sense of urgency
  • Detail-oriented while able to manage multiple concurrent projects
  • Comfortable driving accountability across cross-functional teams
  • Able to operate independently and make sound judgment calls
