Van Metre has an Assistant Service Manager position available to work on-site at our Woodland Park Apartments in Herndon, VA!

As the Assistant Service Manager, you will assist with overseeing all aspects of maintenance of the property, including expense control, scheduling preventative maintenance, ensuring completion of service tickets, and providing excellent customer service.

Essential duties include but are not limited to: 

  • Assist Service Manager with directing and overseeing all aspects of maintenance of the community and work closely with the Service Manager
  • Oversee the performance of preventative maintenance and inspections
  • Maintain accurate records for all services performed including contracts
  • Walk the property daily to uphold curb appeal and monitor safety issues
  • Oversee the schedule and coordinate apartment turns in Yardi
  • Assist Service Manager in following budget guidelines
  • Manage inventory and storage areas
  • Purchasing adequate maintenance materials for service requests and apartment turns and adhering to PO policy
  • Communicate and advise Service Manager on recommendations for capital improvements and maintenance requirements for annual budget
  • Notify Service Manager with solutions for any safety or liability concerns as well as preventative maintenance needs
  • Assist with conducting weekly safety meetings
  • Monitor and perform service requests from residents in a timely fashion
  • Ensure excellent customer service
  • Audit key tracking system daily and weekly
  • Participate in after-hours emergency requests and ensure property staff coverage 24 hours/day, 7 days/week
  • Train, coach, and mentor team members
  • Implement Van Metre’s standards of Management
  • Support Service Manager and serve as Acting Service Manager in their absence
  • Other tasks assigned by Service Manager

Requirements:

The Assistant Service Manager must maintain a professional and courteous manner with residents, visitors, contractors, and fellow employees. The Assistant Service Manager must have the necessary skills to effectively complete the tasks outlined above. One must have the ability to follow oral and written instructions and be able to maintain effective and cooperative working relationships.

 Education/ Qualifications:

  • 4+ years of maintenance experience or valid training
  • EPA Type II or EPA Universal Certification - required
  • CPO Certification preferred 
  • High School Diploma or GED 
  • Valid Driver’s License and Reliable Transportation Required
  • Provide own basic tools and be knowledgeable and skilled in the safe use and maintenance of tools

Some weekend work is required.

  • Salary: $28.00-$30.00 per hour (Pay is commensurate with experience, education, training, and skills)
