This position will support the full leasing strategy for our portfolio of company-owned, off-campus real estate. This role is responsible for maximizing occupancy, driving revenue growth, building strong tenant relationships, and ensuring all properties operate at peak performance.
The ideal candidate brings a strategic mindset, strong negotiation skills, and proven success in commercial and/or residential real estate leasing.

Essential Functions and Responsibilities

  • Support development of and execute comprehensive leasing strategies for all company-owned properties.
  • Manage the full leasing cycle, including prospecting, site tours, proposal preparation, and lease negotiations.
  • Maintain strong relationships with current and prospective tenants, brokers, and industry partners.
  • Analyze market trends, rental rates, and competitive landscapes to optimize pricing and positioning.
  • Coordinate lease renewals, extensions, amendments, and occupancy planning with Real Estate division leadership.
  • Collaborate with property management, asset management, legal, and finance teams to support leasing initiatives.
  • Prepare leasing reports, forecasting, KPIs, and portfolio performance metrics for division leadership.
  • Develop a void analysis for all commercial properties whereby identifying potential uses not in our property or geographic area.                                  
  • Ensure all lease documentation is accurate, compliant, and aligned with company objectives.
  • Represent the company at industry events, trade shows, and networking functions.
  • Works collaboratively with other departments to execute the University’s strategic plan
  • Strictly adheres to Liberty University policies, representing the University in an exemplary manner.
  • Works effectively as a team member, embracing and fostering LU’s Christian model and Mission – Training Champions for Christ.

 SUPERVISORY RESPONSIBILITIES  

        This position has no supervisory responsibilities.

QUALIFICATIONS AND CREDENTIALS:

Preferred Qualifications

  • Bachelor’s degree in real estate
  • 4+ years of experience in commercial and residential leasing
  • Proficiency with CRM systems (YARDI)

Minimum Qualifications

  • Bachelor’s degree in Business, Finance, or related field.
  • 3+ years of experience in commercial, residential or a mix of real estate leasing experience.
  • Strong negotiation, communication, and relationship-building skills.
  • Solid understanding of lease analysis, market dynamics, and deal structuring.
  • Proficiency with leasing software and Microsoft Office Suite.
  • Self-driven, organized, and comfortable working in a fast-paced environment.
  • Real estate license preferred or will be required within six months of hire.
  • Position is “exempt” and may require some evenings and weekends due to specific property issues.
  • Works effectively as a team member, embracing and fostering LU’s mission.
  • Ability to articulate and defend the unique Christian educational mission and vision of Liberty University and its subsidiaries to a wide variety of individuals and groups.
  • Individual must not be in default on any federal student or parent loan.
  • Individual must not be convicted of, or pled nolo contendere or guilty to, a crime involving the acquisition, use, or expenditure of federal, state, or local government funds, -or- be administratively or judicially determined to have committed fraud or any other material violation of law involving federal, state, or local government funds (CFR 668.14(b)(18)(i))
  • To obtain LU-approved driver certification, individuals must be 21 years of age or older, possess a valid driver’s license with a minimum of five (5) years of documented driving history, and maintain a clean driving record.

  • Excellent computer skills and strong working knowledge of Yardi or other property management software, preferred.
  • Experience in project management, tenant relations, and mitigating risk on property level.
  • Knowledge of leasing, contracts, and industry-related terminology.
  • Intermediate level proficiency with current Microsoft Office software (specifically Excel), email, and internet research functionality.

  • Intuitively able to reason, analyze information and events, and apply judgment to solve problems of both a routine and complex nature.
  • Quantitative and analytical skills.

 Physical and Sensory Abilities

  • Frequently required to sit for extended periods of time to perform deskwork or type on a keyboard.
  • Regularly required to hear and speak in order to effectively communicate orally.
  • Frequently required to drive, visit properties, walk inside and around properties, including outdoor areas with unpaved paths, roadside or off-road walking, pedestrian-unfriendly, with no designated walkway
  • Occasionally required to stand, walk, and climb stairs to move about the building
  • Occasionally required to handle materials, reach overhead, kneel or stoop in order to conduct business
  • Regularly lift 20 or fewer pounds

WORKING CONDITIONS

Work Environment

The working environment in which one will typically perform the essential functions of this position is a climate-controlled office setting. It is well lit, and the noise level is moderate. You will also be required to work outside the office in a variety of settings to oversee properties and prospecting for new tenants. Noise levels vary.

Driving Requirements

Use of one’s personal vehicle (or LU vehicles) is required for travel in the performance of the essential functions of this position. Proof of a valid driver’s license, an acceptable DMV record, and liability insurance is required.
