The Director of Sales and Business Development will oversee the full lifecycle of vertical construction projects—from land acquisition and planning through vertical development and project close-out. This role bridges field operations, project management, and strategic planning, with a focus on maintaining schedules, budgets, and quality standards. The position also includes oversight of a team, coordination with internal and external stakeholders, and direct support for sales and business development.

Responsibilities:

  • Lead efforts in sales and business development, ensuring alignment between construction projects and market demand.
  • Collaborate with the sales team to vet properties, estimate lot counts, and assess market viability.
  • Support non-conventional sales strategies and track performance of 500+ units in the pipeline.
  • Ensure HOA formation and legal compliance for new communities.
  • Assist in the development of 3-, 5-, and 7-year growth plans aligned with sales and construction goals.
  • Supervise vertical construction projects from planning through completion, ensuring timely, on-budget, and code-compliant delivery.
  • Lead contractor selection, contract negotiations, and construction oversight for residential and retail developments.
  • Manage site preparation, permitting, and inspections in collaboration with municipalities and consultants.
  • Oversee SWPPP compliance, erosion control, and site safety protocols.
  • Maintain and update project budgets, proformas, and construction schedules.
  • Forecast project timelines and report on key performance indicators (KPIs), including ROI and sales conversion metrics.
  • Create and manage custom reports and dashboards to support executive decision-making.
  • Conduct weekly team meetings to review progress, resolve issues, and align on goals.
  • Ensure all project expenditures align with approved budgets and proformas.
  • Review and approve contractor invoices, change orders, and lien waivers.
  • Monitor infrastructure bonds and letters of credit to ensure timely reductions or releases.
  • Support accounting functions by ensuring documentation accuracy and financial compliance.

Qualifications:

  • Bachelor’s degree required; construction management, or related field.
  • 5+ years in vertical construction project management.
  • 1–3 years in a supervisory or team leadership role.
  • Experience with manufactured housing preferred.
  • Experience managing $150M+ portfolios and complex, multi-phase vertical projects.
  • Strong understanding of vertical construction, real estate development, and permitting processes.
  • Proficient in Microsoft Office Suite and project management tools (e.g., dashboards, scorecards).
  • Excellent communication, negotiation, and problem-solving skills.
  • Ability to lead cross-functional teams and influence without direct authority.
  • Comfortable interfacing with clients, consultants, and government agencies.
  • Travel Requirements: As Needed, 50% estimate
