PURPOSE AND SCOPE:

Developing, experienced professional providing support and analysis related to the company’s real estate lease transactions and development. Utilizing experience and knowledge to support the real estate transaction management team in the effort of aligning and achieving department and company goals and objectives. Collaborate and assist with statistical measurements and project challenges by gathering, analyzing, preparing and summarizing results. Support FMCNA’s mission, vision, core values and customer service philosophy. Adhere to the FMCNA Compliance Program, including following all regulatory and company policy requirements.

PRINCIPAL DUTIES AND RESPONSIBILITIES:

  • Under general supervision, apply company policies, procedures and practices to perform statistical and financial analysis assignments related to real estate and transaction management that are moderately difficult, require a variety of factors and involve exercising judgment within defined procedures in resolving issues and/or in making recommendations.
  • Assist the manager and real estate transaction management team in special project research and analysis in support of the development and implementation of strategies, initiatives and process improvements that align with department, project and company goals and objectives. Projects/objectives to include the analysis of the following, but not limited to:
  • Lease execution cycle time reduction.
  • Predictability improvement of which projects will execute lease and when.
  • Site selection research and verification to ensure selected sites/buildings, new and existing, are commercially reasonable.
  • Development of a performance monitor system that will monitor the assignment of preferred developers and deal structures.
  • Develop performance key process indicators (KPI’s) for Transaction Managers and lease progress in database management system.
  • Perform lease value reconciliations by updating rental rate based on updated project cost.
  • Monitor, communicate goals, progress and coordinate actions needed with appropriate transaction management, real estate and construction department project team members, and external customers, to accelerate transaction and project completion.
  • Coordinate and collaborate with transaction management, real estate and construction department team members, and external customers, to understand challenges, touchpoints and hidden tasks. Analyze processes and variables causing delays and identify suggestions for improvement.
  • Analyze, interpret and report to manager on all assigned projects and transactions:
  • Accuracy of estimated vs. actual design and construction delivery time, project cost and rental rates.
  • Rent constant rates and exit capitalization rates by preferred developer, product and market type.
  • and internal and external legal counsel.
  • Take initiative and action to respond, resolve and follow up regarding customer service issues through effective and timely communication and, as appropriate, escalate to supervisor and/or appropriate transaction management, real estate and construction department lead project team member(s).
  • Assist with various computer software application and database management system training by creating training materials, process maps, and presentations. Assist in training sessions upon request.
  • Participate in the creation, design and scripting of new reports within the database management system.
  • Review current processes with a focus on continuous improvement efforts; provide recommendations for process improvements as necessary.
  • Assist with internal and/or external audits; providing information as requested.
  • May provide assistance to junior level staff with general tasks that require a better understanding of functions, as directed by immediate supervisor.
  • May refer to senior level staff for assistance with higher level problems that may arise.
  • Escalate issues to supervisor and/or appropriate transaction management, real estate and construction department project team member(s) for resolution, as deemed necessary.
  • Develop professional expertise and understanding of real estate, lease and construction delivery process, milestones and timeliness.
  • Build productive and effective internal and external working relationships. Interact with peers and operational staff, and external clients including vendors, brokers, developers and appraisers. Act as a liaison to cross-divisional teams in the resolution of general issues.
  • Review and comply with the Code of Business Conduct and all applicable company policies and procedures, local, state and federal laws and regulations.
  • Other duties as assigned.

EDUCATION:

Bachelor’s Degree required; Accounting, Finance, Real Estate or related field preferred.

EXPERIENCE AND REQUIRED SKILLS:      

  • Bachelor’s degree with a minimum 2 - 5 years’ related experience; or an advanced degree without experience; or equivalent directly related work experience.
  • Proficiency in Microsoft Office products and suite, as well as experience using database management system preferred.
  • Experience in corporate real estate, lease, transaction management and process improvement preferred.
  • Understanding of real estate terminology, standard concepts, practices and procedures.
  • Must be proactive and have the ability to understand overall strategy and show attention to accuracy and detail when creating process maps, providing reports, analyzing data, suggesting improvements and communicating with customers.
  • Good oral and written communication skills with the ability to interact professionally with diplomacy and tact.
  • Strong analytical, data interpretation and problem solving skills.
  • Ability to multi-task and meet tight deadlines in high-volume environment.            
  • Must be intuitive, creative, detail-oriented and highly organized.
  • Aptitude to work independently and in a team environment with a positive attitude essential.
