The Office of Commercial and Auxiliary Services (OCAS) oversees the management of estate leases and commercial services (such as leasing of spaces for F&B, amenities & lifestyle services) and auxiliary services (such as car parks, shuttle bus services) for NTU’s main campus, Novena campus and NTU@one-north campus.

This position is responsible for the marketing and leasing of offices, F&B and retail outlets, Childcare Centre, Medical Centre, among others on the NTU main campus, preparing of lease agreements, licence and service agreements and finding the right tenants for units available for lease. The Senior Executive, Leasing will engage actively with other Offices in NTU as well as student bodies in meeting the needs of the NTU community. 

Responsibilities:

  • Identifying suitable potential tenants, reaching out to them to understand their space requirements and marketing suitable units to them.

  • Performing lease management and administration, including new and existing leases for renewal.

  • Participating in trade-mix planning for NTU campus and conducting site visits for interested tenants.

  • Guiding tenants on new shop renovation or A&A works and the related applications with the relevant departments in NTU and ensuring that the tenants fulfil the agreed lease terms and conditions. 

  • Managing payment matters between tenants and NTU.

  • Conducting market research/studies as assigned.

  • Conducting weekly site inspections of leased premises, to ensure that tenants adhere to lease terms and conditions.

Requirements:

  • Degree in Real Estate, Business, Building or related fields with a minimum of 2 years of relevant experience in leasing of retail and commercial properties.  Diploma holders with extensive years of relevant experience may be considered.

  • Ability to read technical drawings and floor plans at the level expected of one in a leasing role.

  • Have some facility maintenance or engineering knowledge to manage the assigned properties effectively.

  • Good knowledge of tenancy agreement process and meticulousness in preparing documents.

  • Creative and enjoy working around rental structures and reviewing key numbers on standard sheets.

  • Understand tenancy related processes and legal terms related to lease / licence agreements.

  • Approachable, enjoy conversations in lease negotiation with operators with good communication skills, both verbal and written.

  • Logical thinking skills to find suitable solutions or recommend appropriate course of action.

  • A deep understanding and appreciation of customers’ needs and experience.

  • Enjoy working collaboratively as a team or cross functional interaction within NTU.

  • Enjoy moving around the campus to understand issues and challenges faced by tenants and stakeholders on the ground.

  • Proficient in Microsoft Office Applications particularly Excel, Words and PowerPoint presentation.
