Job Description

Overview

The Senior Director, MPC position is responsible for the overall fiscal and day-to-day operations of the assigned MPC’s and will work with BRP management to develop, coordinate, and maintain an effective and efficient operational structure that will ensure the projects meet or exceed Business Plan objectives, schedules and returns. 

Key Deliverables

  • Create, maintain and manage an effective and efficient team to sell, design, construct, develop, finance, account and report on every aspect of the assigned MPC communities, as well as positioning each MPC to be Best in Class.

  • Work with the Brookfield departments to develop and then update a consolidated Business Plan and Budget for every department in the community including sales and marketing, design, amenities homeowner’s association, metropolitan districts, home construction, customer care and land development.

  • Continually review and track Revenues and Expenses, both Actual and Budget, in a timely and accurate process.

  • Oversee all documentation and paperwork related to the business, including completing accurate and timely contract paperwork.

  • Obtain and analyze competitive data and give input on how to produce more sales at a greater profit.

  • Improves product marketability and profitability by researching, identifying, and capitalizing on market opportunities; improving product packaging; coordinating new product development.

  • Determines annual and gross-profit plans by forecasting and developing annual sales quotas; projecting expected sales volume and pricing for existing and new products; analyzing trends and results; establishing pricing strategies; recommending selling prices; monitoring costs, competition, supply, and demand.

  • Accomplish financial objectives by forecasting financial requirements, preparing budgets, scheduling expenditures, analyzing variances and initiating corrective actions.

  • Accomplish operational objectives by planning, developing, implementing, and evaluating action plans.

  • Identify marketing opportunities by identifying consumer requirements and preferences, defining market, competitor's share, and competitor's strengths and weaknesses; forecasting projected business; establishing targeted market share.

  • Achieve marketing and sales operational objectives by contributing marketing and sales information and recommendations to strategic plans and reviews; preparing and completing action plans; implementing production, productivity, quality, and customer-service standards; resolving problems; completing audits; identifying trends; determining system improvements; implementing change.

  • Continually work to improve systems and process, always keeping the customer in the center of our focus.

  • Maintain an active role in all aspects of the project, including setting and managing all homeowners expectations.

  • Updates job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations; and maintaining involvement within the Austin residential homebuilding industries.

  • Lead project level entitlements and serve as a primary point of contact with all related elected officials and key staff members to deliver timely approvals for land development.

  • Review and coordinate overall planning and design for consistency with business plan, and compatibility with product segmentation. 

  • Establish full cycle project financial projections including revenue, reimbursements and all costs.  Work closely with Finance team to create detailed cash forecasts based on clear strategic plans for each community.

  • Maintain a Monthly Project Management Report and provide quarterly updates for guidance.

  • Collaborate with internal marketing and market research teams to assess competitive market conditions and consumer trends; ensure that strategic marketing/branding strategies, budgets and implementation efforts are timely to meet business plan assumptions.

  • Regularly maintain a Project Schedule and Job Opening Schedule.

  • Maintain a comprehensive Absorption and Segmentation Schedule.

  • Oversee community governance strategy, in conjunction with Community Governance Manager, including financial forecasting to establish HOA fees, budgets, strategies etc.

  • Ensure efficient tract turnover and infrastructure acceptance procedures are in place to support timely transfers for all parcels.

  • Work closely with VP of Finance and Community Governance Manager to establish metro district strategies to meet Business Plan.

  • Manage land sales for all assigned projects.

  • Oversee commercial and multifamily land sales efforts.

  • Lead internal vertical housing feasibility for assigned projects (in close collaboration with housing and finance teams) including market research, architectural design, cost estimates, market pricing, sales forecasting and overall financial feasibility. 

  • Establish clear housing timelines to coincide with project development timelines.

  • Lead effective Project Review team meetings (related to assigned projects) to ensure efficient team collaboration.

  • Primary responsibility for the overall performance of assigned projects.

  • Maintain a thorough knowledge of all project entitlement documents, commitments and opportunities. 

What You Bring

  • A minimum of 10 years’ experience in MPC development and operations. 

  • Post-secondary diploma or degree in business or related area a plus. 

  • Combination of education and experience will also be considered. 

  • Supervisory experience managing teams. 

  • Proficient computer knowledge i.e. Microsoft Office suite a plus. 

  • This role may require extended hours, to include weekends.
