The National Utility Administrator role is responsible for analyzing utility bills, initiating, or terminating utility service, preparing utility-related correspondence, interacting and providing guidance on behalf of the company with third party vendors, and providing superior customer service to residents.

Essential Job Duties and Responsibilities

  • Support utility management for new Invitation Homes-owned residences and third party-owned properties.

  • Coordinate utility related activities (activations, disconnects, ownership transfers etc.) with third party contractors based on program parameters including obtaining and uploading proof of ownership and any other documentation required by utility provider for newly acquired properties.

  • Manage daily utility requests, inquiries, and escalations, closely monitoring issues relating to activations or interruptions in service for timely resolution.

  • Analyze and support the reconciliation of utility bills for recurring funding requests.

  • Prepare written correspondence to affiliates, field operations teams, utility providers and internal departments regarding utilities and resident billing.

  • Complete daily utility reporting to include occupancy status updates relative to program parameters and market High exception notifications.

  • Actively assist in the Utility Management Program's initiatives to reduce utility costs and promote ancillary revenue growth by helping identify opportunities and tracking key metrics.

  • Participate in recurring internal and vendor business reviews, and center of excellence discussions to ensure best practices are maintained.

  • Demonstrate superior seamless customer service, integrity, and commitment to innovation efficiency and fiscally responsible activity.

  • Perform other duties as assigned to efficiently manage the utility program.

Education and/or Experience

  • High School Diploma or GED

  • At least 1 year of experience in property management or utilities

  • Bachelor’s Degree in related field – preferred

  • Yardi and Salesforce software experience preferred

Skills/Specialized Knowledge

  • Proficient with Microsoft Office (Excel, Outlook) and Internet research

  • Experience with Customer Relationship Management systems

  • Punctual and dependable

  • Utility customer service and billing operations

  • Superb accuracy and attention to detail

  • Ability to prioritize and multi-task in a fast-paced environment

Other Requirements

  • Must maintain professional appearance.

  • Ability to be at work on a regular and consistent basis; Overtime may be required for this position.

Physical and Mental Demands
This position will spend long hours sitting and using office equipment and computers. The position may also entail light lifting of supplies and materials occasionally, up to and including 20 pounds in addition to reaching, stooping, standing, and walking. This position requires the ability to talk, hear, compare, compute, compile, copy, analyze, coordinate, synthesize, negotiate and communicate. Salary Range

$14.13 - $24.50
