Corporate Real Estate is charged with strategic, proactive support for The Walt Disney Company’s (TWDC) Global Real Estate requirements. This is achieved through strong collaboration with key stakeholders providing well informed options enabling knowledgeable decisions. Design and Delivery executes ground-up, tenant improvement, technology capital construction, and capital maintenance projects within the Corporate Real Estate portfolio from project inception through design, permitting, construction, and turnover.

What You Will Do:

The Director, Design & Delivery is responsible for the management and execution of capital construction projects across the West Region within the Corporate Real Estate portfolio. This role leads an in-house project management team delivering a diverse portfolio of work, including capital improvements, recurring maintenance projects, and strategic departmental initiatives.

The team oversees ground-up developments, tenant improvements, and critical infrastructure and technology projects across TWDC’s global real estate portfolio. In partnership with internal stakeholders and external consultants, the Director ensures projects are strategically planned and successfully executed.

This is a hands-on leadership role, with direct responsibility for key projects in addition to team oversight. The Director will lead two Senior Managers and a team of 10+ professionals, while also managing a broad network of external partners, including designers, consultants, contractors, and vendors.

Required Qualifications & Skills:

  • 10+ years of project management experience, with a strong track record leading Tenant Improvement, Ground-Up, and Critical Infrastructure/Technology projects in fast-paced environments
  • 4+ years of people leadership experience, including managing direct reports, setting expectations, driving performance and supporting career development
  • Demonstrated ownership of team performance, engagement, and development
  • Strong leadership, influencing, interpersonal, and analytical skills
  • Proven experience managing large, complex project portfolios (100–150 projects annually; ~$200M total spend)
  • Deep knowledge of design and construction practices, including engineering principles
  • Ability to drive projects to on-time, on-budget delivery; proactively identify risks and implement effective solutions across all project stages
  • Expertise in developing and managing project schedules (Gantt), cost reporting, and cash flow projections; able to build conceptual budgets and timelines with limited information
  • Skilled in establishing, optimizing, and scaling consistent processes and best practices
  • Experience applying value engineering to meet project goals and optimize outcomes
  • Working knowledge of local/regional building codes, ordinances, and entitlement processes
  • Understanding of financial and public relations considerations tied to development plans
  • Proficient in interpreting construction documents, leases, and contracts
  • Strong presentation skills, with experience delivering project updates to senior leadership across the full lifecycle
  • Client-focused mindset with a proven ability to manage stakeholder expectations and consistently deliver results
  • Ability to build and maintain relationships at all organizational levels
  • Demonstrated success coordinating resources and managing assignments across multiple stakeholders

Preferred Qualifications:

  • Experience in an ownership role preferred, but not required
  • Advanced degree or continuing education (e.g., MBA, Master of Architecture, Master of Landscape Architecture) and/or relevant professional licensure (e.g., Professional Engineer, Real Estate)

Required Education:

  • Bachelor’s degree (e.g., Construction Management, Civil Engineering) or equivalent combination of education and experience

The hiring range for this position in Burbank, CA is $185,500 to $248,800 per year. The base pay actually offered will take into account internal equity and also may vary depending on the candidate’s geographic region, job-related knowledge, skills, and experience among other factors. A bonus and/or long-term incentive units may be provided as part of the compensation package, in addition to the full range of medical, financial, and/or other benefits, dependent on the level and position offered.
