SUMMARY
The Commercial Engagement Project Coordinator plays a vital role in Charlotte Douglas International Airport's efforts develop Airport-owned property. This position will perform market research, data manipulation and management, and sophisticated analysis for commercial real estate development projects to increase the Airport’s financial self-sufficiency, as detailed in the Airport Area Strategic Development Plan (AASDP). The ability to think strategically, creatively solve problems, and execute with attention to detail is integral to the role. The ideal candidate thrives in a quantitative research environment; demonstrates intellectual curiosity; enjoys helping executives make informed decisions; and is excited by real estate development practices, public-private partnerships, and economic development strategies. This role reports to the Commercial Engagement Manager.
Major Duties & Responsibilities:
Assists in execution of day-to-day tasks to meet the goals identified in the Airport Area Strategic Development Plan (AASDP) and provides analysis and project coordination in support of the implementation of the AASDP.
Manages day-to-day tasks of short- and long-term projects (e.g. one to ten years in duration) involving the development of such entities as industrial and mixed-use facilities, retail, office, hotel, cargo, and other similar projects which may involve existing buildings or vacant parcels to be developed. This can include rezoning, annexation, subdivision, and National Environmental Policy Act documentation processes.
Conducts research, provides financial analysis, and evaluates real estate market trends. This includes determining potential cash flow, return on investment, and studying market trends.
Interprets complex financial data, discerns trends, and delivers clear, concise insights.
Assists in the facilitation of internal partner meetings and strengthening internal coordination between commercial development, planning, property management and real estate.
Coordinates day-to-day tasks involved in the on-going marketing and branding of the Airport’s commercial development projects.
Coordinates procurement activities related to land development contracts and other professional service contracts.
Provides data and insights that contribute to business cases and proposals, presentations, and other necessary documentation.
Identifies and resolves critical issues affecting the feasibility and success of various economic and real-estate development tactics.
Coordinates business development and stakeholder engagement activities and operations. This can include invitations, preparation, site set-up/break-down and other support services needed in engagement exercises.
Keeps informed of new regulations, pending legislation, and trends in economic development and aviation that impact department programs and processes.
Performs other duties as required at the discretion of the supervisor.
Minimum Qualifications:
High school degree or equivalent with three (3) years of relevant experience, or a 2 year college degree with one (1) year of relevant experience, or a Bachelor's level degree with no experience.
Preferred Qualifications:
Bachelor's degree from an accredited college or university with major course work in business, economics, marketing, real estate, data analysis, information sciences, statistics, business, mathematics, information technology, public administration, or a related field.
Experience in data analysis and problem-solving.
Working experience at an airport.
Knowledge, Skills & Abilities:
Knowledge of the practices and techniques used in the field of program management, airport finance and business development required.
Knowledge of and experience with data analysis and reporting.
Knowledge of commercial and industrial real estate development, logistics, air cargo, economic development and/or marketing required.
Knowledge of economic and real estate trends.
Ability to manage projects, complete projects accurately and on schedule, and coordinate work with other groups.
Strong creative problem-solving skills.
Strong interpersonal skills and demonstrated ability to interact effectively with all levels of the organization.
Excellent organizational skills with ability to prioritize multiple tasks, develop and analyze procedures, meet deadlines, and work in a dynamic environment.

General Information:
Standard office hours apply, however, after hours meetings, urgent or special situations will require attendance at unusual times.
Successful candidate must hold valid driver’s license with ability to qualify for and maintain City driving permit.
Certain convictions will disqualify individuals from unescorted access privileges and therefore exclude from employment.
Physical and Sensory Requirements:
This position is mainly sedentary in nature, but also involves bending, reaching, twisting, standing, walking and driving. Sensory requirements include touch, hearing, vision, and speech.
