This position is responsible for securing all Department of Real Estate (DRE) public reports to align or exceed the Division's sales and closing business plan projections, the timely establishment of new community associations and the completion of all sales related disclosure documents.

Your Responsibilities on the Team
Process multiphase applications and secure Department of Real Estate public reports to align or exceed the Division's sales and closing projections. Requires constant analysis of sales activity, takedown schedules, construction starts and closing adjustments to maintain and/or adjust pace as required by the Business Plan.
Attend initial kick-off meeting for new communities and become familiar with all facets of the community development needed for DRE processing and formation of Homeowner Associations (HOA’s).
Interact and coordinate DRE related documents with title companies, attorneys, civil engineers, landscape architects, budget preparation consultant, HOA management companies, DRE consultants, master developers, Project Managers, Sales department, Marketing department and DRE deputies.
Work with budget preparation consultant for on-going phased budget preparation and distribution.
Set up HOA for new communities, including assistance in the selection of the HOA management company, and serve on HOA Board of Directors as needed.
Responsible for working with consultant and providing information to secure VA/FHA financing approvals.
Process payment of developer portion of community HOA assessments.
Responsible for maintaining a comprehensive DRE Consultant list and Assessment data by community.
Assist with coordination and timing of land takedown efforts from master developer and/or land bank
Responsible for updating and circulating DRE Phasing Schedules, recording of DRE milestones on DRE Schedule and prepare reports on monthly basis tracking activity, quarterly needs for sales and closings.
Obtain/exonerate HOA bonds.
Assist with coordination and approval of all corporate and community sales disclosures with attorneys, Sales and Project Management departments as needed.
Attend division DRE status meetings as necessary.
Perform all other duties as assigned.
Requirements
Minimum five (5) years of Department of Real Estate processing experience in the homebuilding industry required
High School diploma or GED required
Valid driver’s license
Advanced Word and Excel experience
Good written oral, organizational and math skills
Ability to manage time and prioritize work
Maintain regular attendance and punctuality relative to daily work schedule is required
Follow directions from a supervisor
Interact well with co-workers
Understand and follow work rules and procedures
Accept constructive criticism
Team player
Physical requirements:
This is primarily a sedentary office position which requires the ability to occasionally bend, stoop, reach, lift, move and carry office materials and supplies weighing 25 pounds or less. Finger dexterity is required to operate a computer keyboard and calculator. May be required to operate a motor vehicle.
