Job Description

Your Team

As a member of the Land team, and reporting to the Director of Land, the Land Development Project Manager is responsible for taking section and infrastructure concepts through design, permitting, and construction.  Moreover, the Project Manager should obtain and update time and cost estimates and control both to meet the business plan.  The Project Manager will make local design decisions and will serve as the primary interface with engineering and architecture consultants. 

Your Key Deliverables

  • Procure necessary and accurate up-to-date site information during the planning and due diligence phase
  • Negotiate, administer, and direct consultants in project planning, design, development and stage approvals to ensure project continuity for the division
  • Work directly with Municipal jurisdictions by managing and monitoring all regulatory approvals
  • Tender, hire, execute contracts and manage budgets of all consultants, management companies, and contractors for the design, development and maintenance of a project
  • Manage Civil Engineer’s and other project consultants to ensure the final product is in alignment with Brookfield Objectives
  • Be able to work independently, critically think and problem solve when issues arise through Civil Engineers, local jurisdictions or through the heavy civil development
  • Direct and monitor consultants in design and approval of landscape projects
  • Provide real-time updates on project status, costs and timelines for all projects under management
  • Coordinate with consultants, contractors, and local jurisdictions to obtain all necessary approvals, permits and ultimate acceptance of the final facilities
  • Maintain a global view of the community, considering each decision’s impact on the overall masterplan
  • Report project statuses to the Director of Land
  • Negotiate soft cost proposals
  • Review and approve payments to consultants, contractors, and suppliers
  • Monitor and administer cost and schedule controls
  • Assist with development of Business Plan
  • Assist in creation of project approval packages
  • Responsible for consultants’ and contractors’ performance to expected business plan results as reported by Director of Land
  • Develop and maintain positive relationships with consultants and contractors, initiating corrective actions and change, when required
  • Help build relationships between consultants to synchronize and deconflict concurrent projects
  • Develop and maintain positive relationships with regulatory authorities
  • Actively seek out and present cost and/or time savings opportunities for all projects
  • Present issues to Director of Land for decision using clearly defined trade-offs
  • Regularly monitor and inspect all construction site conditions, erosion control devices, and raw land

Must Haves

  • Post-secondary degree or diploma in Business, Planning, Architecture or Engineering
  • 5-10 years related experience
  • Desire to not only accomplish tasks but to continually improve upon processes
  • Proactive leader with strong decision-making skills
  • Excellent communication skills both verbal and written
  • Strong relationship building, negotiation, problem solving, and organizational skills
  • Microsoft Suite Skills: Excel, Project, Word, PowerPoint
