Job Description

Job Title: Revenue Management Intern

Reports to: Revenue Manager

Location: Charleston, South Carolina (Onsite)

Schedule:15-20 hrs/ week (Will work with Student's availability)

Primary Responsibilities:

The Revenue Management Intern will assist in developing and implementing competitive pricing strategies, collaborating with different teams, and ensuring our pricing aligns with market demands. The ideal candidate is an analytical thinker, detail-oriented, and possesses a passion to learn about real estate.

Essential Job Functions:

  • Data Analysis and Insights: Assist in accessing data from various sources to gain insights into pricing strategies and market trends.
  • Collaboration and Strategy Development: Work alongside the leasing, marketing, and local markets teams to develop and implement competitive pricing strategies.
  • Market Monitoring and Adjustments: Support the review of long-day on-market homes and devise optimal rent strategies to expedite leasing. Assist in tracking, monitoring, and adjusting pricing on homes within a 7-day cycle to prevent prolonged days on the market.
  • Performance Tracking and Reporting: Help ensure continuous rent adjustments across assigned markets to meet industry demands.
  • Market Research: Conduct research on industry trends and competitor activities to best align pricing.
  • Minimum Requirements:
  • Currently pursuing a degree in Real Estate, Finance, Business or a related field preferred
  • Strong analytical skills with the ability to interpret complex data and market trends.
  • Excellent communication, collaboration & interpersonal skills 
  • Proficiency in relevant software and tools for data analysis and reporting.
  • Basic understanding of email marketing and website content management.
  • Ability to work independently and as part of a team.
  • Strong organizational skills and attention to detail.
  • Enthusiasm for learning and applying new concepts in a real-world setting.
  • Proficiency in Microsoft Office Excel

Key Metrics & Responsibilities

  • Achieve 4.5% Blended Rent Growth
  • Increase company occupancy
  • Lower Days to Lease (Downtime)
  • Effectively Price Renewals a minimum of 76 days from lease expiration

Physical Requirements:

  • Must be able to speak English in a clear and understandable voice so that various types of communications may be conducted with people of various levels of education and capabilities, including the exchange and receipt of information over the telephone.
  • Able to see well enough to read faint or partially obscured writing or printing, with corrective lenses if needed.
  • Position may involve sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying and moving objects that can weigh up to 25 lbs. This movement can occur throughout the day. Must also be able to climb several flights of stairs if necessary.
  • Must be able to interact with all types of individuals, be mentally alert, detail oriented, and with good reasoning skills.
  • Must have finger dexterity for typing/using a keyboard.

  • Must be able to work on more than one assignment at a time with frequent interruptions, changes, and delays.
  • Must be able to remain focused and work effectively, efficiently, and cheerfully under such circumstances. For safety reasons, employee must remain alert to working conditions and aware of safety, health, and environmental concerns.
  • Must be able to work effectively and cheerfully in an environment that may be stressful due to adversarial situations resulting from the proper performance of duties.
  • Must be able to work in the office as regularly scheduled or agreed upon.
