Job Summary

The Operations Manager at Comcast Technology Center will provide the highest level of customer service and will support all Tenant and building operations. The primary function of this position will be to assist in the management, coordination, and supervision of Property Management operations at the Comcast Technology Center.

Job Description

Core Responsibilities

  • Oversee and manage on-site building operations to ensure all building services such as preventative maintenance, systems management and contractor repairs, special events and incident handling are occurring according to current policy and procedure.
  • Act as a point of contact for the Property Management team and will assist in addressing any issues that occur in the building and will interface with the tenants, contractors and external community partners on a regular basis.
  • Schedule and oversee work by contractors by providing oversight of third-party vendors, maintenance and operations activities. Monitor all contractor activity to ensure safety procedures are being followed as outlined in the Comcast Technology Center policies and procedures.
  • Ensure the contractor sign-in process and building policies and procedures are adhered to.
  • Identify, implement and track energy savings opportunities for Comcast Technology Center.
  • Manage the regular inspection and evaluation of but not limited to: janitorial, building operations, HVAC equipment/systems, lighting, window shades, elevator services, fire alarm, sprinkler inspections, pest control, exterior landscaping, snow removal, window washing, façade, plumbing along with other repairs and maintenance, all contractor work, special events, all other building systems operations and exterior areas to ensure appearance and operations meet a high level of performance.
  • Perform building inspections including life safety & environmental elements, mechanical spaces, roofs & upper exterior, loading dock & disposal equipment, feature lighting, door systems, interior & exterior building finishes.  
  • Properly document all assigned projects activities including email correspondence, images, & drawings.
  • Respond to & support all building emergencies including but not limited to utility issues or losses, water leaks & floods, fire alarm activations, & fuel system leaks or issues.
  • Assist Sr. Director of Operations with recommendations regarding energy usage, operation and equipment enhancements.
  • Assist with assembling the annual operating and capital budget.
  • Assist with coordinating and integration of BOS operation, security, janitorial, facilities and Tenant needs by communicating with all teams daily regarding building activities, incidents, and procedure requirements. Provide daily updates to the Sr. Director of Operations and Property Management team.
  • Create job scopes/specifications, create RFP’s and attain quotes from contractors for work or services as required.
  • Manage projects as assigned by the Sr Director of Operations.
  • Assist with approving invoices and issuing purchase orders to contractors.
  • Consistent exercise of independent judgment and discretion in matters of significance.
  • Regular, consistent and punctual attendance. Must be able to work nights and weekends, variable schedule(s) and overtime as necessary.
  • Other duties and responsibilities as assigned.

Supervisory Responsibilities                                                 

  • This position shares on-site supervisory responsibilities, acts as a secondary management point of contact in the day to-day operations of the Comcast Technology Center and carries out supervisory responsibilities in accordance with the organization's policies, procedures and applicable laws.  Responsibilities include oversight and scheduling of all contractor work, the day-to-day operations of the building, interfacing with building Tenants, addressing work orders and resolving problems. 

Qualifications

  • To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.  The requirements listed below are representative of the knowledge, skill, and/or ability required.

Education and/or Experience                                               

  • Bachelor’s Degree preferred
  • 5+ years’ experience in building operations and/or property management is required.
  • Knowledge of building systems such as HVAC, building automation systems, fire alarm systems, electrical systems, lighting systems, water delivery systems, and overall MEP system knowledge.
  • Knowledge of and operating experience with automation systems such as BAS, lighting (Lutron), window shades and experience with MRI CMMS system.
  • Experience in energy performance monitoring, ASHRAE audits, Energy Star and sustainable building programs.
  • Familiarity with LEED Green programs and certifications.
  • Knowledge of City of Philadelphia code requirements as it pertains to life safety, air management and construction.
  • Prior experience working with computer software such as Microsoft Outlook, Word, Excel, Power Point and SharePoint.
  • Project management experience.

Certificates, Licenses, Registrations

  • LEED, CEM or Green Advantage designations are a plus.
  • CFC Universal License is a plus
  • City of Philadelphia “A” Engineers License a plus
  • OSHA 30 or other Certification is a plus
  • BOMA or IFMA Accreditations a plus

Communication Skills                                                             

  • Excellent verbal and written communication skills to interface with the management team, Tenants, vendors, contractors, building engineers and external services such as emergency response personnel.

  • Sound judgment and decision-making skills.
  • Be able to work in a fast paced environment.
  • Ability to provide exceptional customer service.
  • Organized, prepared and punctual. 
  • Understanding of building systems and maintenance standards, knowledge of central plant and water treatment preferred
  • Ability to be “on call” and respond to the site when needed. The position requires a daily on-site presence as well as nights and weekend work, when required.
