Role Purpose

The role will support a key JLL client in the Financial Services sector, leading the retail estates function managing a diverse UK wide portfolio.

 

 

What this job involves

• Responsibility for day-to-day delivery of all Estates Management matters within a UK retail portfolio.

• Engage with stakeholders as required to support Client’s operational requirements, eg FM partners, Health and Safety, Capital Projects, Lawyers, etc.

• Co-ordinate Account service line leads in order to support overall client delivery objectives, eg Lease Advisory, Building Consultancy, Business Rates, Transaction Management, etc.

• Effectively oversee via the retail EM team the resolution of disputes with landlords and subtenants.

• Responsible for delivery of service charge budgets and complete reconciliations within agreed timescales and in adherence with the RICS Professional Statement via direct team and inter-company resources.

• Working in collaboration with the client’s Capital Projects Team and legal advisors, ensure the EM team deliver Landlord’s consent to meet clients requirements.

• Responsibility for ensuring property records are maintained in line with Key Performance Indicators to ensure all portfolio changes are implemented and accurate.

• Identify and implement any cost saving or value enhancing opportunities within the portfolio.

• Responsibility for the EM team to ensure that all on account and ad hoc payments are validated and paid within the terms of each lease.

• Supported by the Centre Of Excellence team, ensure that all sub-tenant demands are accurately raised and arrears collected or managed accordingly to mitigate financial risk to the client.

• Manage a diverse portfolio of real estate properties which may include operational client managed units, sub-let commercial units and residential units.

• Responsible for ensuring surplus assets are disposed of in the most cost effective way to mitigate the client’s long term liability.

• Responsible for checking and validating landlord insurance demands prior to payment.

• Management of the EM inspection programme of client assets to ensure compliance with lease terms are being met, and profit generative or cost avoidance opportunities are being maximised.

 

Essential Skills

• RICS qualified, with expert knowledge of real estate leases and obligations

• Very good MS Office skills, especially Excel and Outlook

• Creative thinking and ability to work under time pressure

• Very good analytical skills, attention to details and organisation skills

• Excellent communication, conflict-resolution, and negotiation skills

• Ability to take on new challenges, responsibilities, and assignments

• Proven team player

• Full clean driving licence and willing/able to travel
