What we are looking for:
Fiera Real Estate is seeking a highly motivated and analytically strong Senior Analyst, Development to support the evaluation, underwriting, and execution of real estate development investments across multiple asset classes. The successful candidate will bring a strong foundation in real estate finance and development underwriting, with the ability to build and critically assess complex financial models, evaluate development feasibility, and synthesize technical, market, and financial inputs into clear investment recommendations.
The Senior Analyst will work closely with senior members of the Development team and internal stakeholders, contributing meaningfully throughout the full development lifecycle, from initial opportunity screening and due diligence through investment committee approval, execution, and ongoing project monitoring. This role requires sound judgment, attention to detail, and the ability to independently manage analyses while operating in a collaborative, fast-paced investment environment.
The ideal candidate combines strong financial acumen with a practical understanding of real estate development processes, risk drivers, and market dynamics, and is comfortable translating technical and qualitative information into disciplined underwriting assumptions and investment outcomes.
Your responsibilities:
Support the evaluation of new development investment opportunities;
Build and review complex financial models (development pro formas, waterfalls, sensitivities);
Perform complete analysis of development projects, including detailed financial analysis, according to internal policies and standards and provide recommendations;
Support development due diligence and underwriting by reviewing design drawings and engineering, environmental, planning, and technical reports, and evaluating how entitlements, market studies, engineering constraints, construction costs, schedules, and development budgets interrelate to impact project feasibility, risk, and investment assumptions.
Review and evaluate development budgets, construction cost estimates, and schedules, incorporating sensitivity analyses around timing, cost escalation, absorption, and market conditions to assess project feasibility, delivery risk, and return outcomes.
Support ongoing monitoring of development projects by tracking key milestones, budget updates, and schedule changes; proactively identifying emerging risks and variances; and clearly communicating progress, issues, and potential impacts on investment performance to internal stakeholders;
Monitor, assess, and communicate policy, zoning, and regulatory developments that may affect underwriting assumptions, project feasibility, projected returns, and proactively flag risks or require adjustments to development and investment strategies;
Own preparation and coordination of Investment Committee presentations and reports for the different committees of the company.
Track performance of active development projects against underwriting assumptions;
Review partner reporting, budgets, leasing updates, and construction progress;
Coordinate and support the quarterly NAV process across multiple funds;
Assist in the preparation of quarterly and annual investor reporting materials;
Sort, screen, and log all incoming investment opportunities and present to the Development Team for review;
Conduct market research and thematic analysis to inform investment strategy;
Ensure compliance with Fiera Real Estate’s policies and procedures related to development partnerships and dispositions and ensure a complete and auditable record of each transaction is catalogued;
In cooperation with Accounting, manage project level capital requirements until project completion.
Must have requirements to be successful in this role:
3-5 years or more of relevant experience;
Real Estate development underwriting and due diligence experience;
Demonstrated transaction structuring knowledge, including development partnership structures, preferred equity and promote waterfalls;
Proficiency with financial modelling, preferably in a transactional context;
Proficiency with advanced functions of Excel;
Analytics experience at both the asset and portfolio levels and experience with cash flow modelling; building and developing models;
Strong understanding of real estate development processes, budgets, and risk drivers, including entitlements, construction costs, schedules, financing assumptions, and how policy, zoning, and regulatory changes affect project feasibility and investment returns.
Experience supporting and evaluating development due diligence, with the ability to interpret and synthesize technical, engineering, environmental, and planning reports to inform underwriting and investment decisions.
Broad understanding of Canadian financial and investment markets;
Strong networking and relationship development skills;
Bachelor’s degree in Finance, Commerce, Real Estate, or a related field;
Exposure to engineering, urban planning, architecture, construction management, or related technical disciplines, through formal education or hands-on development experience, is considered an asset;
MBA, CFA, and/or Appraisal Designation preferred;
Advanced bilingual skills.
