About the Team
The Corporate Real Estate Finance team is a critical part of the enterprise FP&A and Real Estate functions, partnering with leaders across the business to drive store growth, optimize underwriting, financial discipline, performance visibility, and strategic decision-making. The team supports core corporate real estate functions including development, investments, leasing, asset management, construction, FP&A, and other shared services. We operate as trusted advisors to the real estate business, balancing analytical rigor with clear communication, strong judgment, and consistent follow-through.
About the Position
The Financial Analyst – Real Estate will support a wide range of functions on the Finance and Real Estate team, and will have opportunities to enhance (1) financial modeling skills, (2) underwriting skills, (3) understanding of real estate development, valuation, and risk assessment, (4) presentation skills to senior team members, and (5) FP&A skills. The Investments team is responsible for evaluation of new development opportunities, acquisitions, dispositions, and market research.
The role will be hybrid in the office 4x weekly at the HQ in Raleigh, NC (North Hills area).
What You’ll Do
Underwriting, Due Diligence, Financial Planning & Analysis (FP&A):
- Conduct and analyze feasibility analysis of deals, including detailed market analysis of comps, market conditions, and financial pro-formas.
- Own and assist in the analysis and underwriting of opportunities, evaluating development projects from initial deal analysis through stabilization.
- Perform deep variance and trend analysis to identify root causes and emerging risks.
- Play a significant role in long-range planning activities, including the Annual Operating Plan (AOP), Strategic Business Plan (SBP), and scenario and sensitivity analysis for assigned Corporate Real Estate functions.
- Lead forecasting workstreams and ensure alignment, accuracy, and consistency across plans.
Business Partnership & Real Estate Operations:
- Serve as a primary finance partner to leaders within the Real Estate and Corporate Finance functions.
- Assist the development team with financial functions, including project underwriting oversight and ad hoc analysis.
- Provide analytical and negotiation support on legal documents such as retail leases, lease modifications, and capital expenses.
- Coordinate with corporate-level finance and accounting areas on the generation of periodic financial statements and reports.
- Translate complex financial analysis into clear, executive-ready narratives that explain implications and recommended actions.
- Develop high-quality reporting and presentation materials for senior leadership and C-suite audiences.
Process Improvement, Automation & Technical Leadership:
- Lead process improvement initiatives that enhance forecasting accuracy, reporting quality, and scalability.
- Drive automation and standardization across FP&A models, reporting, and workflows.
- Raise the bar on analytical rigor, structure, and best practices across the team through example and collaboration.
Execution, Judgment & Confidentiality:
- Own complex timelines, deliverables, and cross-functional workstreams with minimal oversight.
- Apply strong attention to detail and sound professional judgment to ensure accuracy, consistency, and quality.
- Work regularly with highly sensitive and confidential financial information, including executive compensation, strategic initiatives, and forward-looking plans, with discretion and integrity.
- Translate analysis and discussion into clear actions, decisions, and follow-through.
What You’ll Need To Succeed (Qualifications and Skills)
Education:
- BS/BA in Finance, Real Estate, Business, or a related field.
Experience:
- 2-4+ years of experience in Real Estate and FP&A or corporate finance. A minimum of 2 year of previous experience in retail or multi-family real estate is required.
Technical Skills:
- Advanced Excel skills (pivots, sumifs, xlookup, indexmatch, iferror, irr, npv, pmt, NOI, Cap Rate, Cash-on-Cash Return, LTV, DSCR, etc.) and proficiency in Microsoft Office Suite.
- Experience building complex forecasts, models, and scenario analyses.
- Ability to create clear, executive-ready financial summaries, stories, and materials.
- Ability to use and/or learn new tools and systems quickly (Anaplan, Oracle PBCS, Tango, Placer.ai, Power BI, Lucernex, etc.).
- Ability to prepare PowerPoint presentations.
- SQL knowledge (Snowflake preferred)
- Power BI knowledge
