ASML Corporate Real Estate (CRE) enables business continuity by providing safe, reliable, and efficient facilities that support our fast‑growing operations. We are looking for a Manager, Asset Management to lead asset lifecycle strategies, maintenance performance, and facility resilience across our Taiwan sites. This role ensures our critical utilities, building systems, and infrastructure operate with maximum uptime and optimal reliability.
Manager of asset manager will lead the team of asset manager and management to work with IFM suppliers, contractors in Linkou factory, Tainan factory , New Taipei Campus and field warehouse clean infra. etc. Also take ownership of OPEX management.

Role and responsibilities

Asset Management & Lifecycle Planning

  • Develop and implement asset management strategies for buildings, utilities, and technical systems.
  • Optimize maintenance plans to minimize risks, enhance reliability, and safeguard business continuity.
  • Maintain and contribute to long‑term asset lifecycle planning (LTAMP) and investment prioritization.
  • OPEX planning and budget control

Operations & Maintenance Excellence

  • Lead the execution of planned and unplanned maintenance activities across regional sites.
  • Drive operational performance with IFM partners and technical service providers.
  • Ensure seamless handover of new assets from commissioning to steady‑state operations.

Technical Expertise & Compliance

  • Provide expert judgment on asset replacement, engineering solutions, and repair strategies.
  • Ensure adherence to CRE technical standards, safety requirements, and regulatory guidelines.
  • Validate system performance, data integrity, and technical readiness for critical assets.

Supplier & Contract Management

  • Manage supplier performance for hard services, ensuring KPIs and SLAs are met.
  • Implement continuous‑improvement initiatives across maintenance and FM operations.
  • Support risk‑based maintenance, reliability engineering, and process optimization.

Emergency Response & Business Continuity (Facility Management Scope)

(based on CRE Emergency Response Process, Facility ER Flow, and Emergency Response Management guidelines)

  • Serve as a key responder or Incident Commander during facility‑related emergencies (e.g., fire, gas/chemical events, power outage, utility system failure, FMCS alarms, natural disasters).
  • Coordinate with CCR, ERT, HS, EHS, Competence Engineers, and external emergency services to manage response and recovery activities.
  • Lead facility‑related emergency isolation, troubleshooting, and safe restart of critical systems.
  • Ensure emergency response documentation, evacuation plans, and equipment readiness are maintained.
  • Support planning, execution, and evaluation of emergency drills and response exercises.
  • Provide timely communication and reporting during emergencies via PA systems, SMS, and internal channels.
  • Serve as part of the duty‑on‑call rotation to provide timely support for facility‑related emergencies, ensuring rapid response, coordination, and decision‑making to protect people, assets, and business continuity.

Education and experience

  • Bachelor’s degree or above in Mechanical, Electrical, Industrial Engineering, Facilities Engineering, or related field.
  • 7+ years in facility operations, asset management, or utilities engineering in hi‑tech, semiconductor, pharma, or mission‑critical environments.
  • Experience in maintenance management, reliability engineering, and technical troubleshooting.
  • Emergency response leadership experience is a strong plus.

Skills

  • Strong technical understanding of MEP systems, utilities, FMCS, cleanroom infrastructure, and building services.
  • Solid analytical and decision‑making skills; able to assess risks and prioritize effectively.
  • Excellent communication and stakeholder‑management abilities.
  • Ability to lead cross‑functional teams and service partners in a high‑pressure environment.
  • Proficiency in asset data systems (CMMS/EAM), MS Office, and engineering documentation.
