Summary of Position (Job Purpose)

Responsible for managing the full Lease Negotiation & Execution process, starting with REC approval and continuing through lease negotiation, lease execution and finishing with the lease abstraction in coordination with Lease Administration. Oversees and administers the drafting, negotiating, execution and abstraction of 3-400 leases per year.  Responsible for monitoring accuracy and timeliness of lease abstraction input into Lucernex and Tango software platforms.

Principal Duties and Responsibilities

  • Manages, directs and coordinates a team of 2 Lease Negotiation Coordinators.
  • Develops and oversees full lease assignment, negotiation, execution and abstraction process for 3-400 leases a year.
  • Reviews all completed leases before signature by the Vice President of Real Estate, ensuring precision in content, drafting and mechanics.
  • Assesses departmental workload to ensure quality, consistency and speed is maintained.
  • Assigns leases to inhouse attorneys or outside law firms in coordination with the VP, Deputy General Counsel – Real Estate.
  • Coordinates payment of outside legal firms and manages outside legal spending of more than $1,000,000+ annually.
  • Tracks all legal fees, legal settlements, violations, CAM recoveries, lease terminations and other legal costs incurred by the department on a rolling basis.
  • Assist with monthly budget preparation and forecasting of legal spending and settlements on a monthly basis.
  • Attends all weekly store and legal progress meetings to ensure all leases are moving through the negotiation process and help with problems if they are not.
  • Assists VP, Deputy General Counsel – Real Estate with other departmental duties as assigned.

Minimum Requirements/Qualifications 

  • Bachelor’s degree in Business, Real Estate, Finance, Legal Studies, Criminal Justice or related field.
  • 5 years experience in high volume legal processes and contract or lease negotiation and execution.
  • Experience working within an in-house legal or corporate real estate environment.
  • Strong negotiation and leadership skills.
  • Ability to work independently without close supervision.
  • Excellent legal drafting, grammar and writing skills.

Desired Qualifications  -  Desired but not required.

  • Commercial real estate experience
  • Experience in a law firm, legal office, court or clerk of court or other legal environment
