Investment Property Manager

  • Provides real estate property management services to BMO Wealth Management clients applicable to investment/income producing properties. These may include complex residential, rental, commercial, farmland, recreational land, development land, and timber properties.

  • Provides support by coordinating real estate activities and offering expertise in communication with clients and prospects. Functions not only as Investment Property Manager (i.e., collecting rents, negotiating leases/license agreements, evictions, administering leases/license agreements, paying expenses, overseeing Farm Agency Programs and maintenance activities), but also manages any real estate-related services that may be out-sourced to third party property management companies.

  • Coordinates the hiring of professionals as needed for maintenance and upkeep of properties.

  • Analyzes performance of investment real estate. Reviews monthly property management reports and financial statements submitted by out-sourced property management firms.

  • Ensures all properties are adequately inspected, valued, and insured.  Ensures all taxes, insurance premiums, and property related expenses are timely paid and kept current.

  • Conducts annual reviews of all properties. Responsible for making recommendations to accept, retain, sell, or distribute real estate assets. Presents recommendations to Trust Real Estate and Special Assets Committee (TRESAC) in accordance with committee guidelines.

  • Oversees all activities necessary to acquire or sell a property. Presents recommendations to Trust Real Estate and Special Assets Committee (TRESAC) and Wealth Advisors, Trust Officers, and Estate Administrators.

  • Responsible for environmental risk assessments related to investment real estate assets. Manage the environmental issues including reviewing of all environmental reports, working with the Environmental Protection Agencies, attorneys and environmental consultants.

  • Manages real estate condemnation, annexation and zoning issues. Hire appropriate legal representation and consultants to help analyze and negotiate financial settlements and oversee all activities.

  • Coordinates with internal partners and external service providers to ensure a smooth, legal, and accurate transfer of ownership.

  • Responsible for identifying, mitigating and escalating risk while acquiring, preserving and managing these properties.

  • Complies with BMO policies and procedures for effective and consistent management of real estate activities in alignment with the BMO fiduciary policies and procedures, to include such activities as: real estate purchases, sales, leases, negotiations, property management, environmental-issue mitigation, safekeeping, disposition/productivity analysis, bill payments, tax and insurance enforcement and the hiring of contractors and agents.

Manages the properties in the physical asset portfolio to ensure that investment objectives are met. Delivers specific operational processes and programs for the physical properties. Provides expertise on property management.

  • Develops solutions and makes recommendations based on an understanding of the business strategy and stakeholder needs.
  • Identifies, recommends and implements property-level value enhancement to maximize property value and returns with revenue enhancing and cost reduction strategies.
  • Provides advice and guidance to assigned business/group on implementation of solutions.
  • Assesses current and future facility needs and develops solutions for physical growth and/or reorganization, including planning strategies, budgeting and cost implications and implementation of remedial budgeting strategies.
  • Recommends and implements solutions based on analysis of issues and implications for the business.
  • Identifies emerging issues and trends to inform decision-making.
  • Conducts independent analysis and assessment to resolve strategic issues.
  • Supports the execution of strategic initiatives in collaboration with internal and external stakeholders.
  • Helps determine business priorities and best sequence for execution of business/group strategy.

  • Breaks down strategic problems, and analyses data and information to provide insights and recommendations.

  • Builds change management plans of varying scope and type; leads or participates in a variety of change management activities including readiness assessments, planning, stakeholder management, execution, evaluation and sustainment of initiatives.
  • Leads or participates in defining the communication plan designed to positively influence or change behaviour; develops tailored messaging; and identifies appropriate distribution channels.
  • Provides input into the planning and implementation of operational programs.
  • Executes work to deliver timely, accurate, and efficient service.
  • Coordinates budgets and reporting to track actual results vs budget.
  • Manages ongoing property administration activities including minor site projects, maintenance and repairs, negotiations of service contracts, and observe contracts to ensure obligations and deliverables are met.
  • Ensures efficient, cost effective operation, maintenance and repair of the assigned portfolio.
  • Identifies daily operational requirements and implements services.
  • Manages contracts by checking the performance of contract support services such as janitorial, waste management, pest management, HVAC management, security and safety services for sites.
  • Provides high level of customer service to all tenants.
  • Ensures execution of asset plans both from an operational and capital point of view to ensure efficient, cost effective operation, maintenance and repair of the portfolio.
  • Assists with budget development and monitors monthly expenses to ensure budget compliance.
  • Regularly reviews all service contracts to ensure obligations and deliverables are met by the contractors and that the contracts provide the services required at an appropriate cost.
  • Participates in the design, development, implementation, and management of core business processes.
  • Focus is primarily on business/group within BMO; may have broader, enterprise-wide focus.
  • Provides specialized consulting, analytical and technical support.
  • Exercises judgment to identify, diagnose, and solve problems within given rules.
  • Works independently and regularly handles non-routine situations.
  • Broader work or accountabilities may be assigned as needed.

    Qualifications:

  • Typically between 7-10 years of relevant experience and post-secondary degree in related field of study or an equivalent combination of education and experience.
  • Ability to identify areas for efficiencies and process improvements.
  • Deep knowledge and technical proficiency gained through extensive education and business experience.

Salary:

$72,500.00 - $134,500.00

Salaries will vary based on factors such as location, skills, experience, education, and qualifications for the role, and may include a commission structure. Salaries for part-time roles will be pro-rated based on number of hours regularly worked. For commission roles, the salary listed above represents BMO Financial Group’s expected target for the first year in this position.
