PRIMARY PURPOSE:

Prepare credit reviews and financial analysis of existing and prospective tenants, with special emphasis on at-risk accounts. Requires knowledge of financial statements, financial ratio analysis, credit reports and collections/accounts receivable. Responsible for preparation of monthly reports for at-risk and large tenant exposures. 

PRINCIPAL RESPONSIBILITIES:

The successful candidate’s responsibilities will include, but not be limited to:

  • Reviewing financial statements and identifying potential risk factors for new and expanding business relationships, with specific focus on leases with large capital outlay.
  • Interact with Executive levels from prospective and existing tenants to understand a tenant’s legal and financial structure in order to best advise Legal/Leasing/Development on structuring deals.
  • Educate non-financial professionals on risk factors related to prospective deals.
  • Provide guidance and creative options to Leasing/Development on how to provide adequate assurance of performance or needed levels of security for deals.
  • Work with investment team to provide guidance on potential capital investments in new business opportunities.
  • Assess collectability of existing tenants by utilizing financial statements, credit reports, asset searches, and other means to provide guidance to both Legal and Leasing.
  • Review requested rent relief and assess a tenant’s request by using key factors such as size of the business, entity on the lease, guarantors, and financial strength/ position of all parties involved. 
  • Provide financial guidance to Leasing on how to best structure rent relief and other opportunities for a tenant to improve their financial position so that others such as shareholders, franchisors, etc. share in the relief process.
  • Partner with Legal/Leasing to assist in structuring complex deals or global assignments/ownership changes.
  • Collaborate with Senior Manager-Credit, Credit Manager(s) and Credit Analyst(s) and staff in the preparation of monthly Credit Watchlist Report. Report provides a list of at-risk tenants, with company exposure, A/R and if applicable payment status and commentary regarding financial status. Report is distributed to top management, Leasing, Development, Collections and Property Management.
  • Participate with Senior Manager-Credit, Credit Manager(s) and Credit Analyst(s) in determining addition or removal of tenants from Watchlist and those to be on the automatic default list.
  • Monitor collection activities of Watchlist tenants and follow-up with Collections staff, including Supervisors and Managers, as needed, regarding status of accounts.
  • When requested by Managing Director or Senior Manager-Credit order and monitor receipt of asset/liability searches and forward to requesting party.
  • Research company ownership structure and lease structure for possible revisions to Yardi tenant ID/lease ID setup.
  • May contact tenants, on an as needed basis, regarding account status, financial statement requests and financial discussions.
  • Other miscellaneous tasks, as needed.

MINIMUM QUALIFICATIONS:

  • Bachelors Degree in Finance, Accounting or Business
  • Strong analytical and problem-solving skills.
  • Ability to demonstrate good judgment.       
  • Good PC skills, with knowledge of Excel preferred.       
  • Underwriting and/or Collections experience a plus.       
  • Good communication and business writing skills.
