Position Summary

The Senior Lease Analyst supports and assists internal and external partners relating to lease administration functions, including processing of external consent requests, tracking of property issues, implementation of lease requirements, distribution management, dispute resolution, lease clarification, enforcement, and managing escalated operational compliance matters. In this role, you will assist with document abstractions, database record retention, R&M and additional duties that fall under the overall Lease Administration Department functionality.

Responsibilities

  • Resolve various lease issues, including repairs, use violations, exclusive violations, and restriction violations, while working closely with all levels of field personnel, i.e. Real Estate, Legal, Facilities, Accounting, Construction and other internal departments.
  • Perform the necessary negotiations with Landlords to gain optimal results for CVS Health.
  • Review and approve self-help rights and remedies and decide on the best course of action. Updating the Billback report in tandem, and escalated collections.
  • Work with Real Estate on third party requests for CVS approvals.  This includes negotiating and drafting letter agreements to document said approval or denial. Work with various internal personnel as well as outside legal counsel, and CVS landlords to support the goals and initiatives of the Company.
  • Update and track all major property issues within the real estate database. 
  • Build positive relationships with Landlords or other Owners and act as a sounding board to discuss issues that may hamper future negotiations if not resolved.
  • Coordinate the communication of pertinent lease data to Construction, Operations, Facilities, and other key departments.
  • Ensure lease file security procedures are established and maintained.
  • Update and and ensure accuracy of the Real Estate database. This includes reading, interpreting and abstracting Leases and other documents throughout the Property Cycle.
  • Provides the same property issue support for the entire subtenant portfolio.

Required Qualifications

  • 5+ years of experience in lease administration or related fields
  • Experienced in legal research and lease interpretation
  • Negotiations
  • Excellent Written and Verbal communications
  • Attention to detail
  • Skilled at managing and prioritizing several tasks
  • Microsoft Excel, Word and related software Real Estate Database

Education

Associate's Degree required. Bachelor’s Degree preferred, or commensurate work experience.

Pay Range

The typical pay range for this role is:

$46,988.00 - $112,200.00

This pay range represents the base hourly rate or base annual full-time salary for all positions in the job grade within which this position falls.  The actual base salary offer will depend on a variety of factors including experience, education, geography and other relevant factors.  This position is eligible for a CVS Health bonus, commission or short-term incentive program in addition to the base pay range listed above.
