As a Real Estate & Customer Experience Manager, you would be part of a team that strives to provide best in class service to customers in our around 1.8 Milion square meters of industrial buildings in the Italian Market. Our customer base is diverse, and we are looking for someone who enjoys working with the biggest names in e-commerce logistics and warehouse operations. With an emphasis on customer service and quality buildings, we have the best of both worlds – a local office, with the support and sophistication of a large international company.

Aspects such as sustainability and decarbonization also play a crucial role, as EU regulations push towards energy transition with clear Net Zero targets. In light of this highly competitive environment and potential environmental obsolescence, we need to act proactively, ‘Ahead of what’s next,’ by strengthening our differentiators.

This role will be part of the Asset Management team with the objective to optimize the returns for each of our assets with two areas of focus:  Customer Retention and Portfolio Resiliency.

This role will be based in our Bologna office reporting to the Director, Real Estate and Customer Experience Lead.
 

What is needed to do that?

  • Mandatory attributes for this role: at least 3-5 years of experience in asset management, full understanding of real estate leases, highly skills in term of communication with Customers and potentials one, organization and teamwork, technical and regulation background for having full understanding of property needs in terms of technical problem solving on daily base and by applicable laws, technical assessment and budgeting, insurance claims, full understanding of property transactions, portfolio acquisitions and company mergers, Service Charge Reconciliation (SCR).
  • Provide exceptional customer experience and can communicate with both local and corporate contacts. The ability to adapt to change and willingness to take on new company initiatives with the most positive attitude.
  • Must be able to identify additional revenue opportunities also through different business lines demonstrating a strong understanding of Prologis value-added products and services and aligning them to customer needs.
  • Must be able to own and maintain strong, long-term relationship with portfolio of customers - becoming their trusted real estate business partner.
  • Strong reporting skills to share with other teams, within the business, insights around the overall trading health of our customers.
  • Dedication to delivering exceptional customer service through proactive and responsive action.
  • Take complete ownership of issues and manage multiple queries from our customers.
  • Must be able to use technology (ex: SalesForce – Yardi – PeopleSoft – Sigma -Tableau) to gather data/metrics and develop customer insights.
  • Ability to manage multiple workstreams, reporting to our customers, and working with internal teams to deliver to exceed customer expectations.
  • Highly developed negotiation and management skills to ensure safe/well maintained properties through competitively bid service agreements, understanding in advance Customer needs and property upgrades for keeping as much as possible high quality and efficiency making the difference compared to competitors.
  • Strong financial reporting background to ensure budget and financial goals are met for the portfolio.
  • Analyse performance of the portfolio through KPI
  • An affinity for environmental issues, CRREM, EPC, Energy, Social,  is a plus for the position.

Tell us if you are ready

  • 3-5 years demonstrable B2B customer relationship building and conversion of sales introductions into tangible outcomes.
  • Must be able to work well and collaborate with internal partners (leasing, legal, accounting, construction, facility, energy, mobility etc.) as part of an integrated customer service and asset management team.
  • Must possess strong interpersonal skills and an ability to develop strong relationship with customers
  • Possess a valid driver’s license with ability to travel to multiple properties within a given portfolio.
  • Experience with implementing new initiatives, campaigns or system upgrades and proven adoption and change management skills.
  • Regulatory knowledge.
  • Problem solving skills and critical analysis
  • Strong mathematical, analytical skills and financial acumen.
  • As business dictates, able to work extended/flexible hours.
  • A good level of English is required.
