Job Description

Job Summary**

The Director, Transactions will lead and execute real estate investment transactions for IGREAP Japan Branch, focusing on acquisitions, dispositions, and portfolio management within the Japanese market.

Job Responsibilities**

* Lead all aspects of real estate acquisition and disposition processes, including sourcing, underwriting, financial modeling, due diligence, negotiation of purchase/sale agreements, and closing.
* Conduct in-depth market research and analysis to identify investment opportunities and assess market trends, competition, and risks.
* Develop and present comprehensive investment proposals to internal committees and external stakeholders.
* Manage relationships with brokers, legal counsel, consultants, and other third parties involved in transactions.
* Oversee the due diligence process, coordinating with internal teams and external consultants to identify and mitigate risks.
* Negotiate favorable terms and conditions for transactions, ensuring alignment with IGREAP's investment strategies and risk parameters.
* Prepare and manage financial projections, cash flow analyses, and valuation models for potential investments.
* Monitor portfolio performance and identify opportunities for value creation or disposition.
* Stay abreast of relevant regulatory changes, market conditions, and industry best practices.
* Mentor and develop junior team members as required.

Job Qualifications**

* Bachelor's degree in Finance, Real Estate, Business Administration, or a related field; MBA or CFA preferred.
* Minimum of 8-10 years of progressive experience in real estate transactions, with a strong focus on acquisitions and dispositions in the Japanese market.
* Proven track record of successfully executing complex real estate deals across various asset classes (e.g., office, retail, residential, logistics).
* Deep understanding of the Japanese real estate market, including regulatory frameworks, market dynamics, and cultural nuances.
* Exceptional financial modeling and analytical skills, with proficiency in advanced Excel.
* Strong negotiation and communication skills, both written and verbal, in English and Japanese (native or business fluent).
* Ability to work independently and as part of a team in a fast-paced environment.
* Excellent project management and organizational skills, with a keen eye for detail.
* Demonstrated ability to build and maintain strong relationships with internal and external stakeholders.
