Job Description

Positions: Residential Project Specialist (RPS)

Location: Atlanta, GA

Primary Responsibilities:

The Residential Proper Specialist (RPS) is primarily responsible for detailed oversight of the field renovation and turnover efforts of single-family rental homes. This oversight of projects begins with scheduled interior/exterior inspections, vendor management, quality control, timeline management and budget expectations. Adherence to safety protocol and asset management priorities in partnership with company personnel, general contractors, sub-contractors, and vendors within the assigned market. This field operations & compliance specialist may also be called upon to verify occupancy or lease violations as necessary.

Skills & Competencies:

  • High School degree, Associates Degree or equivalent work experience required.
  • 3+ years maintenance and/or construction experience
  • Proven track record of delivering construction projects on time and on budget in a dynamic environment.
  • Knowledge in fair housing and local real estate laws, where applicable.
  • Knowledge of local building codes, required
  • Intermediate knowledge of Word, Excel and PowerPoint; advanced preferred
  • Intermediate knowledge of apps and general software to work independently in the field
  • Demonstrated strong written and verbal communication skills
  • Demonstrated customer service skills in fast paced environment
  • Detail oriented, with the ability to produce high quality work in a deadline-oriented environment and an ability to multi- task
  • Ability to demonstrate critical thinking, problem solving concepts and exceptional attention to detail
  • Ability to thrive in a high volume, data entry and processing work environment, where applicable
  • Demonstrated ability to work independently and as a team
  • Appropriate means (reliable, wifi, uninterrupted work space) to work from home when not in the field at rental properties.
  • Valid drivers license, proof of auto insurance and reliable transportation to conduct site/property inspections and other duties as needed in the field.

Essential Job Functions:

  • Verify all work is done in compliance with Clean, Safe, Functional (CSF) Company standard including offering 1x1 training of vendors/others on standards and expectations, as necessary.
  • Monitor completion of renovation and turnover inspections. Perform detailed inspections, as needed.
  • Create scopes and communicate budget approval/ assignment to General Contractors, subcontractors or vendors to ensure timely completion and budget control.
  • Manage several renovation and turnover projects concurrently while ensuring that each home is transitioned or returned to a move-in-ready condition as quickly and cost-effectively as possible.
  • Ensure job site safety and compliance with all Maymont Homes policies and procedures at all times.
  • Manage quality control review and punch list process for all turns/renovations under the supervision and direction of the Construction team and/or Regional Project Manager.
  • Manage the full project management cycle including developing, coordinating, planning and completing projects. This includes communicating changes and progress as well handling and resolving any issues that arise during project plan.
  • Prioritize, plan, schedule all work activities to ensure timely and efficient completion with minimal variation through change-orders.
  • Documentation and submission of change order requests to Regional Project Managers and Regional Directors
  • Other duties, as assigned by supervisor or leadership team

  • Date Integrity of projects (start through completion)
  • Accuracy in documenting project start/in-progress/completion for transparency
  • Ability to maintain projected timeline based on $750 p/day construction time
  • Favorable MI / Rently Turn Feedback/Surveys
  • MI related WO’s < 30 days
