Job Purpose

• この職務は、AIG Japanのオフィス運営に関する不動産ポートフォリオを分析し、変化するビジネス要件に沿った最適化の提案を行い、不動産のコストの最適化とオフィス環境の維持・向上を推進するものです。

• The purpose of this role is to drive ongoing real estate cost optimization and workplace environment improvement by analyzing the real estate portfolio and making optimization recommendations in line with changing business requirements.

Job Responsibilities

• 不動産戦略における課題認識と洞察。
• 不動産ポートフォリオを分析して機会を特定し、仮説検証を通じて最適化のための計画を策定する。
• オフィスの統合、再編成、新築、閉鎖プロジェクトへの参画
• 不動産取得および売却プロジェクトへの参画
•  継続的な最適化のための基準と指標の開発および更新
• 様々な選択肢を提供し、不動産最適化に焦点を当てたJapanビジネスの意思決定支援

• Provide constructive challenges and insights in real estate strategy.
• Analyze real estate portfolios to identify opportunities and develop plans for optimization through hypothesis testing.
• Office consolidation, restack, new construction, and closure projects.
• Real estate acquisition and disposition projects
• Developing and updating standards and metrics for ongoing optimization
• Decision support for Japan management with strong focus on real estate cost optimization by providing various options.

Required Skills and Experiences

• Bachelor’s Degree

• 5年以上の不動産関連業務経験
• データおよび財務に関する高い知識（Excel、BI、Power Pointを含む）
• 対人スキルが高く、チームプレーが得意な方。
• 成長意欲と積極的な学習意欲

• 5+ years of real estate related experience
• Strong data and financial knowledge (include Excel, BI, Power Point)
• Strong interpersonal skills and great team player, with the ability to communicate effectively with impact across functions.
• Motivation for growth and positive learning
