Position Overview:
As a Maintenance Team Lead with Wasatch, your job will be to help our company succeed by providing the highest level of service to our associates and residents by incorporating our strong culture and ethics in your work while moving the needle and growing your communities NOI.
You are the service team member who is responsible assisting and supporting the required maintenance necessary to maintain curb appeal and the overall appearance and quality of the property, including, but not limited to, making ready of units, maintenance for current residences, and maintaining grounds and recreational facilities.
Job Overview:
- Coordinates, performs and directs employees and outside contractors in apartment renovation such as painting, cleaning, carpet installations, counter repairs, appliance repairs, etc.
- Coordinates, performs and direct employees and outside contractors in performing structural repairs to masonry, plumbing, woodwork, and the furnishing of the buildings.
- Coordinates, performs, and directs employees and outside contractors engaged in ground maintenance activities such as pool maintenance, broken sprinklers repair, removal of fallen trees and limb.
- Obtains bids for work from outside contractors,
- Orders and receives supplies, appliances, and equipment from vendors.
- Coordinates work performed by outside vendors and inspects completed work for conformance to specifications and standards,
- Inspects facilities and equipment to determine need and extent of service.
- Responsible for and participates in the creation of a safe workplace.
- Assists Community Manager in planning and administering maintenance budget.
- Initiates or suggests plans to motivate employees to achieve property goals.
- Responsible for timely completion of occupied apartment service requests; less than 3 hours.
- Participation in after hours and emergency coverage as assigned by supervisor.
- Coordinates and maintains a preventative maintenance program.
- Relays information regarding general property appearance and condition.
- Manages the inventory of “ready” apartments to support the community’s marketing and leasing efforts and inspects ready apartments for move-in quality.
- Assist with snow removal.
Position Qualifications:
- High School Diploma or general education degree (GED), EPA Certified with 3-5 years related experience.
- Ability to read and interpret documents and write routine reports and correspondence.
- Ability to speak effectively with customers and other employees; deal effectively with co-workers and the public.
- Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions and decimals.
- Excellent customer service skills, staff management, and the ability to lead and develop a team of employees.
- Experience in repairing and/or maintaining at least most of the following: electrical systems, plumbing, appliances, flooring, carpentry, heating and air systems, and pools.
- Ability to operate various hand and power tools.
- Walk, stand, kneel for prolonged periods, climb a ladder.
