Position Overview

We are seeking a dynamic Senior Analyst/Assistant Manager to join our Capital Markets team in Singapore, focusing on commercial investment management across the Asia-Pacific region. This role combines analytical rigor with client relationship management, supporting investment decision-making and portfolio optimization for institutional and private investors in commercial real estate markets.

Key Responsibilities

Investment Analysis & Research 

• Conduct comprehensive market research and financial analysis on commercial real estate investment opportunities across commercials properties  
• Prepare detailed investment memoranda, cash flow models, and risk assessments to support acquisition and disposition recommendations.
• Monitor market trends, cap rates, and economic indicators affecting commercial property performance across key Asian markets.

Client Relationship Management 

• Support senior team members in client presentations, due diligence processes, and ongoing account management activities.
• Prepare client reports, market updates, and investment pipeline summaries.
• Participate in client meetings and contribute to business development initiatives within the commercial investment space.

Financial Modeling & Valuation

• Develop and maintain sophisticated financial models for commercial property investments, including DCF analyses, sensitivity testing, and scenario planning.
• Conduct comparative market analyses and prepare valuation opinions using income, sales comparison, and cost approaches.
• Ensure all analysis adheres to international valuation standards and best practices.

Market Intelligence & Reporting 

• Maintain comprehensive databases of market transactions, leasing activity, and development pipelines across target markets.
• Prepare regular market commentary and trend analysis for internal teams and client distribution.
• Monitor competitive landscape and identify emerging investment themes and opportunities.
   

Required Qualifications

Education & Experience 

• Bachelor’s degree in Real Estate, Finance, Economics, or related field.
• 3-5 years of experience in commercial real estate, investment banking, or financial analysis, with preference for capital markets or investment management experience.

Technical Skills 

• Advanced proficiency in financial modeling using Excel, with experience in Argus or similar real estate analysis software preferred.
• Strong analytical and quantitative skills with ability to synthesize complex market data into actionable insights.
• Familiarity with commercial real estate valuation methodologies and investment analysis techniques.

Market Knowledge

• Understanding of Asia-Pacific commercial real estate markets, with particular focus on Singapore, Hong Kong, and major Australian cities.
• Knowledge of local market dynamics, regulatory environments, and investment structures across the region.
• Awareness of global economic factors affecting commercial property investments.

Communication & Interpersonal Skills 

• Excellent written and verbal communication skills.
• Strong presentation skills and ability to communicate complex financial concepts to diverse audiences.
• Collaborative approach with ability to work effectively across internal teams and external stakeholders.

Personal Attributes 

• Strong attention to detail with ability to manage multiple projects simultaneously under tight deadlines.
• Self-motivated with entrepreneurial mindset and client service orientation.
