The Manager of Real Estate Strategy will be responsible for supporting our real estate growth aspirations.  They will develop a standardized way of analyzing market level real estate strategies and engage with the real estate team to refine these market level goals.  The Manager of Real Estate Strategy will be a big picture thinker who will analyze key questions and provide insights to further drive profitable real estate growth.  They will explore new sources of data and new ways of incorporating our current data to improve our analog forecasting model and our Market Optimization Models.  They will work to improve unit economics in each of our banners by defining success criteria and partnering cross-functionally other business units to optimize the profitability of our existing concepts and work to support the financial analysis surrounding emerging banners.

Real Estate Market Strategy

  • Develop and maintain a long-term real estate market strategy by banner as well as store/target specific actions to help real estate execute the best long term plans
  • Create market level strategies, including executive-quality presentation materials for Real Estate Committee that lay out the optimal market deployment and strategic priorities for multi-store markets
  • Partner with real estate to ensure alignment on next planned actions for existing stores
  • Maximize the organizational benefit of our Market Optimization Model to determine the correct course of action for existing stores and markets

Real Estate Analysis

  • Analyze strategic questions as they arise and use data to provide analysis and insights that inform our go-forward banner level strategies Identify new sources of data and leverage existing sources of data to improve the quality of overall real estate analysis, including cell phone traffic data and credit card/market share data.

Process Improvement / Cross-Functional Relationship Building

  •  Maximize value of current systems/sources of data to meet Real Estate/Market Research needs, identify data and process gaps and determine appropriate solutions and data sources to answer real estate questions
  • Improve internal REC processes across the broader organization to maximize the productivity of the group
  • Build cross-functional relationships with other parts of the organization to identify ways in which our current processes can be improved

QUALIFICATIONS:

  • Business-related Bachelor's Degree, including Management, Finance, Strategy or Business Intelligence required, MBA preferred

  • 5-7 years experience in Finance, Strategy, Real Estate analytics and/or consulting experience preferred

  • Microsoft Office Suite, especially Excel & PowerPoint

  • ESRI/Alteryx/other Geospatial experience (preferred)

  • Strategic Thinking Skills

  • Project Management Skills

  • Excellent written, verbal, and presentation skills

  • Real Estate/Cash Flow Modeling Experience

  • Financial Acumen

  • Building Partnerships
