Job Description:

The Manager, Regulatory Compliance is responsible for overseeing and participating in all activities relating to legal regulatory compliance for complex and dynamic real-estate development businesses at Disney.  The role will have proactive involvement ensuring compliance with applicable laws and regulations, including recommendations to the business for appropriate action. This individual must demonstrate excellence in critical thinking, the ability to partner with other teams, strong work ethic and leadership skills. 

This role will report directly to the VP, Real Estate Development.

You Will:

  • Lead regulatory compliance program and related activities for residential real-estate development projects, including:
    • In-state regulatory process for new home communities
    • Interstate Land Sales registrations
    • Licensing related activities
  • Advise stakeholders and teams of risk and requirements in order to determine best approach and assist in making sound business decisions.
  • Research and understand related state and Federal laws and requirements, and stay up-to-date on any changes to these laws and requirements; inform business of same and any potential impacts to the business.
  • Provide guidance to Marketing Compliance team and others regarding regulatory requirements including, Interstate Land Sales related Federal and state marketing/advertising and sales requirements, including, any documentation and disclaimer language requirements.
  • Lead the creation of regulatory compliance policies & procedures and ensure state compliance with licensure.
  • Partner with internal teams and stakeholders (including, Legal, Marketing, Sales, Marketing Compliance, Walt Disney Imagineering, Public Relations and Leadership teams), as well as with outside counsel and consultants, as necessary, in a professional manner, regarding all aspects of commercial real-estate & regulatory compliance.
  • Evaluate and refine existing processes to ensure best practices.
  • Ensure compliance with all federal and state registrations processes and obtain all approvals required
  • Manage the collection and retention of key regulatory compliance related documents from internal and external partners
  • Establish registration and filing timelines and ensure that they are effectively tracked and met. 
  • Hire, onboard and train Regulatory Compliance team.
  • Promote and maintain positive, constructive, working relationships with Leadership, direct reports, internal partners, external parties, and peers.
  • Participate in other miscellaneous projects/business initiatives, as needed.

You Will Have:

  • Proven experience and strong understanding of legal compliance environment Proven familiarity with legal research techniques and resources
  • Strong demonstrated written, verbal and interpersonal communication skills Demonstrated ability to handle confidential and sensitive information
  • Demonstrated attention to detail with strong prioritization and organizational skills to ensure deadlines are met
  • Ability to balance multiple priorities with minimal direction
  • Demonstrated ability to work effectively in a team environment but as well as individually
  • Demonstrated strong attitude and work ethic
  • Demonstrated ability to be flexible with work schedule and strong time management skills
  • Demonstrated computer proficiency in Windows environment
  • Past or current real estate licensure a plus
  • Demonstrated strong partnering and networking skills
  • Demonstrated creativity

Preferred Qualifications:

  • Paralegal training/certification
  • Marketing compliance experience
  • AA/AS or BA/BS
