Job Description
Joining a regional account-based JLL team, the Project Director will lead a dedicated on-account team managing the end-to-end delivery of a single, large-scale, multi-floor refurbishment and restacking project in Hong Kong. The role co-reports directly to the on-account PMO Lead and to the Client. The focus of the Project Director will be the leadership of this flagship project, managing the project on behalf of the Client, coordinating and driving their internal function. In addition, the role will be to ensure the project consultants are strictly following adherence to scope, schedule, budget, safety, and quality. while managing complex stakeholder, vendor, and internal Client dynamics within a live, high-profile office environment.

What this job involves:
General Responsibilities
· Serve as the primary point of accountability to the Client’s APAC Head of Capital Management & Real Estate Operations, providing strategic counsel and executive-level updates throughout the project lifecycle.
· Provide overarching leadership for the full project lifecycle—from CapEx approval through design, construction, commissioning, and handover—ensuring seamless integration across all workstreams.
· Establish and enforce the project governance framework in alignment with Client policies, JLL standards, and Hong Kong statutory requirements.
· Oversee the performance of the entire JLL delivery team, including the Delivery Team Lead and Senior Project & Programme Managers, ensuring clear delegation, accountability, and escalation protocols.
· Direct engagement with senior Client stakeholders, building management, statutory authorities, and third-party vendors to resolve strategic issues and drive decisions.
· Approve master programme, budget baselines, risk registers, procurement strategies, and major change orders.
· Champion health, safety, environmental compliance, and quality assurance at the highest level, setting the tone for zero-harm culture and regulatory adherence.
· Represent JLL as the trusted advisor and face of the project to C-suite Client executives, reinforcing JLL’s reputation for excellence in complex corporate real estate delivery
Key Result Areas:
STRATEGIC LEADERSHIP & CLIENT TRUST
· Act as the single point of accountability to the Client, maintaining unwavering trust through transparency, foresight, and results-driven delivery.
· Align project strategy with the Client’s broader APAC workplace and operational transformation goals.
· Anticipate and mitigate enterprise-level risks that could impact schedule, budget, reputation, or business continuity.
PROJECT GOVERNANCE AND DELIVERY EXCELLENCE
· Ensure robust project controls are in place for scope, schedule (critical path), budget (±2% variance tolerance), safety, and quality across all 14 floors and functional areas.
· Oversee multi-million-dollar vendor contracts, ensuring commercial integrity, performance enforcement, and dispute resolution at the executive level.
· Validate monthly reporting on safety, financials, risk, cash flow, and profitability before submission to Client leadership.
· Drive adoption of JLL and Client digital platforms for integrated programme visibility and decision-making.
BUSINESS IMPACT & REPUTATION
· Position the project for industry recognition (e.g., MIPIM, RICS, CoreNet) as a benchmark for workplace transformation in APAC.
· Capture and institutionalize lessons learned to enhance JLL’s and the Client’s regional delivery playbook.
· Identify opportunities to expand JLL’s value proposition across the Client’s portfolio through demonstrated excellence.
TEAM LEADERSHIP & CULTURE
· Set the standard for professionalism, integrity, and collaboration across the JLL delivery team and Client interface.
· Mentor dedicated on-account team, including senior project staff, and foster a high-performance culture grounded in JLL values: teamwork, ethics, and innovation.
· Ensure clear career development pathways and performance accountability within the project organisation.
PERSONAL EFFECTIVENESS
· Exercise seasoned judgment honed over decades of complex project delivery in global financial centres.
· Make decisive, principle-based decisions under pressure, balancing Client priorities with practical delivery realities.
· Maintain composure and credibility during crises, serving as the calm, authoritative voice for the programme.
RELATIONSHIPS & COMMUNICATION
· Build and sustain trusted advisor relationships with Client C-suite, building ownership, and key external partners.
· Communicate with clarity, confidence, and concision—tailoring messages for boardroom or site-level audiences.
· Lead post-completion reviews to validate outcomes and feed insights into future capital planning.
Additional Requirements for This Role
· Minimum 35–40 years of experience in large-scale, high-value commercial real estate projects, with deep expertise in occupied fit-outs, base-build coordination, and mission-critical environments (e.g., trading floors, data centres).
· Proven track record delivering complex programmes (>US$200M) in Hong Kong’s Grade A office towers, with full familiarity of Buildings Department, Fire Services, and EMSD regulations.
· Extensive experience managing stakeholder ecosystems in global investment banks or similar regulated institutions.
· Demonstrated history of reporting directly to C-suite or Executive Director-level clients on capital programmes.
· Fluency in English is essential; proficiency in Cantonese and Mandarin is highly advantageous.
· Mastery of project controls, contract administration (NEC, JCT, or bespoke), and digital delivery tools (e.g., Power BI, Procore, MS Project, BIM).
· Willingness to be present on-site during critical phases, with flexibility to engage outside standard hours as required by project milestones.
