The Business Transient Sales Manager is responsible for driving revenue growth by utilizing effective yield management strategies and proactive sales efforts. This role focuses on negotiating competitive room rates for business transient accounts, leveraging systems like Kalibri, Agency360, and CoSTAR to optimize pricing and market positioning. The manager will work closely with global and consortia partners, and develop corporate, government, and airline crew accounts to meet or exceed room night and revenue goals.

In addition to managing accounts, the role requires significant outside sales activity, including prospecting, networking, and building strong relationships with potential and existing clients. The Sales Manager will also represent the hotel at industry events, maintain a strong presence in the local corporate community, and drive Hilton’s loyalty program.

The ideal candidate will have a proven track record in sales, strong negotiation and analytical skills, and the ability to prioritize tasks in a dynamic environment.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Yield Management:

    ·        Utilize yield management techniques to profitably negotiate business transient room rates.

    ·        Utilize systems such as Kalibri, Agency360, and CoSTAR to determine competitor and marketing pricing for accounts.

    ·        Negotiate seasonal rates with global partners and consortia partners to maximize revenue potential.

    ·        Track all accounts daily including Locally Negotiated, Corporate Negotiated, Consortia, Government, and Airline Crew.

    ·        Knowledge in LRA and Non-LRA and strategize around this.

    ·        Develop and achieve room night and revenue goals for all market segments (Locally Negotiated, Corporate Negotiated, Consortia, Government, and Airline Crew).

    ·        Ability to read and interpret STR reports to set strategies for Locally Negotiated, Corporate Negotiated, Consortia, Government, and Airline Crew.

    Pro-Active Sales:

    ·        Utilize systems such as Kalibri, Agency360, and CoSTAR to uncover new accounts.

    ·        Focus on revenue-producing activity and maximize selling time by dedicating a minimum of 90% work time on direct sales efforts.  This position requires outside calls and telephone prospecting.

    ·        Fully develop Corporate Transient market segments (Locally Negotiated, Corporate Negotiated, Consortia, Government, and Airline Crew).

    ·        Maintain weekly outside solicitation, and presentations as necessary.

    ·        Develop new accounts and maintain growth of existing accounts.

    ·        Attend industry meetings/participation as required.

    ·        Actively drive Hilton’s loyalty program and engage with select guest members to further promote loyalty.

    ·        Capture competitor's accounts through networking, research, and data platforms.

    ·        Acquire referrals from existing accounts and follow up on leads within 48 hours.

    ·        Develop strong customer relationships through frequent communication and professional interaction.

    ·        Conduct research, surveys, personal investigation, and study the marketplace and territory to capitalize on the hotel's strengths and competitors' weaknesses.

    ·        Network with local businesses, chambers of commerce, and industry-specific groups to increase visibility and brand awareness within the local corporate community.

    Office and Administrative:

    ·        Abide by all sales office procedures and systems.

    ·        Attend any applicable training.

    ·        Maintain accurate and organized file management systems.

    ·        Participate in revenue meetings and sales meetings, stand up daily, and monthly sales meetings as assigned by the Director of Sales.

    ·        Maintain relationships with Hilton National Sales leaders.

    ·        Develop customer profiles and maintain an effective trace system, including trace dates and references, to best meet client needs, resulting in superior account service and increased revenues.

    ·        Promptly follow up on all customer needs and inquiries in an efficient and expedient manner.

    ·        Groups (10 or more rooms per night) will be turned over to the group sales team.

    ·        Develops a "hit list" for Targeted Account Development to create new revenue and acquire valuable hotel contacts and contracts.

    ·        Work cross-functionally with other hotel departments (e.g., Front Desk, Operations, Catering) to ensure seamless service delivery for business transient clients.

EDUCATION AND EXPERIENCE REQUIREMENTS:

Minimum of 4 years of progressively responsible management experience in Group Sales within a 200+ room full-service hotel; OR 4 year degree from an accredited university in Hotel and Restaurant Management, Hospitality, Business Administration, or related major and 5 years of experience in Sales within a 200+ room full-service hotel or related professional area. (BT experience preferred).

  • Ability to multi-task in a fast-paced environment.

  • Ability to manage multiple priorities and re-prioritize when necessary.

  • Must have experience in 'cold call' solicitation, site inspections/visits with clients, and contract negotiations.

  • Must be willing to travel on a monthly basis and represent the Hotel during Trade Shows/Conventions.

LANGUAGE ABILITY

Ability to read and comprehend simple instructions, short correspondence, and memos.  Ability to write simple correspondence.  Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.

MATH ABILITY

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.

 REASONING ABILITY

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

COMPUTER SKILLS

Ability to interpret and perform basic computer functions.  Experience with SalesPro and Hilton OnQ is preferred.

WORK ENVIRONMENT

The work environment normally entails the following:
