Job Description:

Education: Bachelor’s degree preferred or equivalent in working experience

Experience: Four or more years performing the job responsibilities in property management and maintenance

Skills: Must have working knowledge and ability to work within and create reports via EXCEL, PowerPoint, and/or other Microsoft Office Suite/Windows programs and the capacity for learning new software systems quickly. Must be self-directed with excellent organizational skills and the ability to manage tasks and assignments concurrently. Must be able to successfully lead others in an environment of complexity. Must have strong motivational skills and a high emotional intelligence quotient (EQ)

Licensure: Certified Maintenance and Reliability Professional (CMRP), Project Management Professional (PMP), Certified Apartment Maintenance Technician (CAMT), Certified Maintenance Technician (CMT), Certified Manager of Maintenance (CMM), Building Systems Maintenance Certificate (SMC)

Work Location: Ohio, preferred; hybrid available.

Travel: Up to 40%, multi-state

Essential Functions

  • Lead and guide the development of maintenance processes, procedures, operations, and training for our large apartment portfolio of multi-family senior housing communities, across 24 states.

  • Review, improve, and develop policies and procedures for critical maintenance functions with emphasis on successful HUD, Housing Authority, State, and City regulatory maintenance inspections and timely completion of required critical repairs.

  • Monitor and ensure property building and unit self-inspections are completed per Policy and Procedure Guide and deficiencies are addressed in a timely manner, per established standards.

  • Monitor and ensure community work orders are properly tracked and completed in a timely manner, per established standards and KPI’s.

  • Further develop, improve, and then support our Regional Maintenance Lead-Tech (RML) and local Lead-Tech program for maximum impact and influence towards the betterment of our properties and regulatory maintenance inspection scores.

  • Implementing progressive technology, evaluate and create scalable opportunities for efficiencies, standardization, and maintenance cost savings at our communities.

  • Maximize the productivity and effectiveness of the overall maintenance organization with quantifiable results obtained by, and reflected in, key performance indicators (KPI’s).

  • Provide functional guidance for the Regional Maintenance Lead (RML) positions and other field maintenance staff to ensure proper training, certifications, and effectiveness, in order to promote consistency in our maintenance practices and procedures.

  • Develop and improve the effectiveness of the preventative maintenance program incorporating manufacturer and industry standards and recommendations where applicable.

  • Conduct and/or coordinate site visits, as needed, for auditing of maintenance initiatives.

  • Provide support and guidance to maintenance personnel, as needed, for required capital projects at the housing communities.

  • Work closely with the Education Department to seek out and explore new training options and methods of delivery.

Expectations

  • Have working knowledge of affordable housing and the apartment industry maintenance programs and expectations, i.e.: NSPIRE, HUD, Housing Authority, LIHTC, Inspection Protocols, etc.

  • Strive to maximize the productivity and effectiveness of the maintenance organization

  • Ability to gather data, compile information, and prepare reports thru technology-based software and/or excel programs

  • Demonstrates and maintains a positive, professional manner, manages time efficiently and effectively, provides leadership as a role model to promote a team culture, and participates in appropriate problem-solving methods.

  • Must adhere to all policies, procedures, and terms and conditions, set forth in the National Church Residences’ Employee Information Guide (EIG) as well as any facility handbooks, including but not limited to corporate compliance, drug free workplace, safe work practices, and all federal, state, and local regulations and laws.

  • The ability to manage multiple, complex priorities within demanding timeframes.

  • With respect to Resident Rights, ensures all care is provided with respect and dignity for the residents/clients, their families and the staff. Reports all complaints made by residents/clients and/or families to the appropriate supervisors, reports all allegations of abuse, misappropriation of funds/resident property and/or any other corporate compliance, drug free workplace, safe work practices, all federal, state and local regulations and laws.

  • Completes all annual education requirements timely, including but not limited to Compliance, Privacy, Security and HIPAA training and exhibits behavior as set forth by the Code of Conduct in the performance of their duties.

  • Performs other duties as assigned.
