Responsibilities

Oaktree is seeking a Vice President to work with a Managing Director within our Opportunities Fund group who leads our Real Estate industry vertical.  Our Opportunities Fund(s) have a very flexible mandate and focus on opportunistic debt and equity transactions across many industries, including Real Estate.  Manish Desai, who co-leads our Financial Institutions and Real Estate practice within the group, works very closely with our [75] person dedicated Real Estate team, led by John Brady on all types of real estate transactions -- with a primary focus on large corporate deals, loan portfolio acquisitions/workouts, distressed/opportunistic credit and recapitalization transactions, platform investments and structured credit opportunities in both commercial (CMBS) and residential (RMBS) real estate.  This Vice President will help Manish underwrite, diligence, execute and manage all Real Estate investments made by the Opportunities group.   The Vice President will participate in all transaction functions:

  • Lead execution of deals from underwriting through closing.
  • Screen deals sourced by senior members of the Real Estate and Opps team.
  • Work closely with members of our [75] person dedicated Real Estate team on transactions that are joint investments by both Funds
  • In conjunction with junior members of the team, conduct investment underwriting, financial analysis, preparation of internal memos, due diligence, market analysis, site inspections, managing documentation, and investment closings.
  • Help to train Associates in the Opportunities Fund group who are generalists in all aspects of Real Estate underwriting and analysis
  • Participate in the negotiation of term sheets, venture documents, debt, and other key documents.
  • Prepare verbal and written presentations to the investment committee in relation to proposed transactions and existing investments.
  • Identify, initiate, and foster relationships with potential partners, to facilitate the flow of a consistent pipeline of suitable investment opportunities.
  • Monitor relevant industry research to inform investment strategy and formulating actionable investment strategies.
  • Prioritize success of the overall team and contribute to a positive team culture.

Experience Required

  • Seven years of Real Estate investment and investment banking experience
  • A strong background in corporate real estate (led real estate corporate M&A execution and/or capital markets/debt financing expertise)
  • A background in distressed loan acquisitions and workouts is a plus as well
  • Strong understanding of all aspects of real estate investment -- financing, corporate financial statements, valuation, acquisition, and disposition processes, including but not limited to market analysis, financial analysis, property valuation, and capital markets.
  • Experience participating in the sourcing, negotiating, and closing agreements.
  • Experience and an understanding of the investment drivers across major real estate sectors (Office, Multifamily, Retail, Industrial, Mortgage Finance, Net Lease, Hospitality)

Education

A Bachelor’s degree from a top university or college.

Base Salary Range

$225,000-$250,000

In addition to a competitive base salary, you will be eligible to receive discretionary bonus incentives, a comprehensive benefits package and a flexible work arrangement.  The base salary offered will be commensurate with experience and/or qualifications, industry knowledge and expertise, as well as prior training and education.
