Job Description
Position Summary
The Financial Analyst is responsible for accurate and timely financial analysis and forecasts. This individual assists the developers with proforma preparation, monitoring and evaluation of investment decisions throughout the project. This individual prepares financial analysis for potential acquisition properties, for property financings, 10-year cash flow projections and ad hoc projects. Along with other analysts, this individual prepares monthly and quarterly reporting requirements.
Responsibilities
- Assist developers with proforma preparation; monitor and verify the integrity of development proformas; monitor and evaluate investment decisions throughout the project
- Check leases for restrictive language and economics
- Prepare quarterly reporting requirements of Property Management and senior management
- Prepare regional forecast reports for Property Management and senior management on a monthly basis.
- Help maintain the integrity of database and improve internal reporting
- Track capital expenditures for approval
- Refine budget process and review budgets for reasonableness
- Evaluate economics in leasing deals
- Assist with financial analysis for potential acquisition properties and for property financing.
- Along with other analysts, provide on-going support to field staff in 24-month forecast.
- Assist in preparing 24-month rolling forecasts
- Assist in acquisitions and loan refinancing
- Prepare annual modeling of 10-year cash flow projections
- Prepare other financial analysis, as required
Qualifications
- High School Diploma or GED required
- Bachelor's Degree required
- Computer literacy with substantial knowledge of financial spreadsheets required
- Good interpersonal and verbal communication skills
- Excellent organizational skills, strong attention to detail, and ability to work under deadlines.
