Staff Residential Property (SRP) Manager (m/f/d)

About the Role

We're looking for an experienced SRP Manager (m/f/d) to lead our residential property services in Vienna. This is a hands-on leadership role where you'll manage the SRP team while getting stuck into daily operations. You'll report to the Post Facilities Manager and work closely with the Client Residential Experience Lead to deliver exceptional service to our diplomatic community.

You'll be the go-to person for all residential property matters, coordinating with JLL teams, estate agents, landlords and service partners to ensure smooth operations and a great customer experience.

What You'll Do

Lead Service Delivery

  • Oversee residential property services from property search to move-out
  • Manage relationships with estate agents, landlords and managing agents
  • Handle escalations and provide first-line support when issues arise
  • Supervise the SRP Assistant and coordinate Move In/Move Out processes
  • Attend warm calls with incoming officers to understand their housing needs

Manage Properties & Compliance

  • Search, shortlist and secure properties in line with client policies
  • Ensure all compliance checks and approvals are completed before lease signing
  • Keep property data accurate and up-to-date across all systems
  • Oversee property preparation – cleaning, furnishing and equipment setup
  • Monitor building services and ensure health & safety compliance
  • Manage utilities, domestic equipment and day-to-day property issues

Drive Team Performance

  • Lead, coach and support the SRP team
  • Build strong relationships with Finance, Technology, FM and Lease Administration teams
  • Communicate effectively with relocating officers during what can be a stressful time
  • Support budget management including forecasting and monitoring rent trends
  • Deliver against Contract SLAs and KPIs

What You'll Need

  • 3-5 years' experience in property or residential management
  • Team leadership experience with ability to build collaborative culture
  • Strong communicator who can engage with diverse stakeholders
  • Customer-focused approach with ability to stay calm under pressure
  • Highly organised with excellent attention to detail
  • Knowledge of Health & Safety standards and building compliance requirements
  • Problem-solver who's resourceful, flexible and gets things done
  • Fluent English (written and spoken)
